If you're looking to share a beautiful, luxurious flat with its very own spacious terrace with a friendly, responsible 26 year old female in a historical, upmarket area in a great location in Lewes with fantastic transport links for Falmer (Sussex and Brighton campus), Brighton and London, at an affordable rate (£120 per week) look no further!

I'm renting a beautiful, historical two-bedroom flat with two bathrooms, a living room, hallway, kitchen fitted with all modern appliances, including a dishwasher, and a gorgeous, tranquil terrace in a central and lively area of Lewes. As my current flatmates are moving out at the end of this tenancy (just before 1st August) to a different area, I'm looking for someone to share the flat with me and take the second bedroom for a year. It's a double bedroom and as the current flatmates are a couple, it's needless to say that there is plenty of space. As there are two bathrooms in the flat, you would have the main, bigger one generally to yourself. It's a spacious flat with extremely high ceilings, lots of light, period features, a terrace roof garden spacious enough for a set of garden furniture and for growing flowers or even if you want to grow your own organic herbs or vegetables, a spacious living room and a kitchen equipped with everything from a washing machine to a dishwasher.

The decor is a clean, fresh white and magnolia and the available bedroom comes with ceiling-height built-in shelves and a built-in wardrobe so the only thing you'd really need is a bed. There is a cupboard right next to the bedroom which you can use exclusively as an addition to the wardrobe. The flat is on Cliffe High Street, surrounded by antique shops, organic and boutique shops, health food shops, historic pubs, Harvey's brewery and Waitrose, with a large Tesco less than 10mins walk away. Pretty much everything else in central Lewes is less than 10mins away by foot.

You can't visit the flat and surrounding area without falling in love with it instantly.

Transport links are fantastic; the bus station is less than a 5min walk and takes you straight to Falmer (the centre of both Brighton and Sussex campuses) in 13mins, with buses running every 10mins. The train station is a 5-7min walk away and takes you to Falmer and Brighton in around 10mins or direct to London Victoria in an hour.

I'm working as a proofreader and copywriter, with a first degree in English and MSc in Experimental Psychology and I'm starting my GDL in Autumn as I'm converting to Law after essentially practising it for the last several years so I'm looking for a mature student (in maturity, not necessarily age!) or professional, ideally female, to move in to the spare room at the very end of July to share this gorgeous flat with me for a year. I'm very friendly, clean, good at managing finances and have a lot of hobbies, from cooking, reading, debates, far too much pop culture than is healthy, the Law, current affairs and literature to lounging on the terrace on sunny days with a chilled glass of wine or pub quizzes. I should also mention that our landlady is just the loveliest person you will come across and we've never had a single issue throughout all of last year. We are on really good, friendly terms and she's always around to help if anything comes up and since I happen to know one of the previous tenants, I can also attest to her honesty and integrity when it comes to things like the deposit - if there isn't any material damage, unlike other landlords - you get your full deposit back at the end of the year. The agency that organises all the tenancy paperwork and details is also great, charged us reasonable prices and whilst they don't manage the property - just the landlady and her husband - they are still on hand with any help or questions and are equally professional when it comes to doing everything by the book. In an environment of dodgy landlords that don't follow tenancy laws, fail to tend to repairs or keep as much of your deposit as they like and letting agencies that charge ridiculous rates for simple admin work, this is a fantastic flat if you want a completely hassle-free tenancy.

So if you're looking for somewhere to live from the start of August that's both affordable and luxurious with excellent transport links, beautiful surroundings full of lovely, unique shops and a friendly, responsible flatmate who is always up for a glass of wine, but will never keep you up with loud parties, drop me a line and tell me a little about yourself or give me a text!
