We do not ask for a deposit to make this as low cost and hassle free to you as possible. As a tenant of Multi-Let we only require a UK based working home owner as a guarantor. Should you not have a guarantor, then please we will then accept a deposit. The deposit is one months rent. Please note that you must have either a guarantor whom is in employment, or a deposit.

Your first months rent payment is not due until the day you move in.

What are the upfront costs, and what happens if you'd like to take a room?

You can either pay the deposit, or use a guarantor.

The deposit is 1 months rent and is refundable.

Please note that you do not need to pay the deposit if you can provide a working guarantor. The guarantor must be a UK homeowner in full time employment earning at least £20,000 a year, and whom of course is happy to co-sign the contract with you. This route generally reduces your upfront costs, however it can prolong the application process as reference checks will also need to be done on the guarantor too.

There is also an application and reference checking fee, which costs £200 in total. This is the fee that you pay us, and which we then pay the reference checking company who will carry out the due diligence, and draws up your contract.

As soon as you have decided that you would like a room, then you simply pay the application fee. This then takes the room off the market and cancels all future viewings booked in on it. The room is then secured for you. We always recommend that you do not wait for too long to let us know if you've decided on a room, as they tend to go on a daily basis.

Once the application fee is paid, you will then be provided with a payment receipt and the application details for the room you'd like. You can apply online, and the whole process takes around 5 minutes.

Once the application is submitted, we will process it and reference checks are done. If you are going the deposit route, then you do not need to pay for the deposit, which is 1 months rent, until you sign the application. You do not need to pay your first months rent until the day that you move in.

The application process normally takes 5-7 working days, depending on on how quickly your employers can answer the phone or our emails regarding your reference checks. We also offer a 24 hour fast track service, which comes at small charge.

Once this is complete, we will then check you in and welcome you to your new home.
