Two rooms are available now, and would suit a single considerate professional person or a PHD. It is a very quiet house and a nice place in which to live.

The two rooms  are on the second floor, and comprise a  bedroom  with a single bed and bedroom furniture, table and chair and bedside cabinet and lamp, and a kitchen diner with Baby Belling, fridge, table and chair, easy chair and microwave, kettle, cutlery, china pots and pans, 

Linen can be provided if required at no extra charge.

The rent is £480 per calendar month. and includes council tax, water rate and hot water for showers etc.

The house has just had a new roof and extra insulation fitted and all the rooms are double glazed.

The landing and hall windows are being double glazed at the moment. The house is heated by storage and panel heating throughout and has a full fire alarm system which is serviced twice annually. The EPC was F but when the double glazing is finished and the rear extension completed it will make an E or maybe a D.

All the rooms in the house are spacious and the house is set in large gardens which have been neglected but a contractor has been booked to overhaul the whole area and lay a rear lawn and flower beds.

Each room has an electric meter which takes £1 coins so you don't have any large bills.

There is a bathroom on each floor and included in the rent are the council tax, the water rate and hot water for showers/bath.

 There are 3 bathroom and 4 wc's, but the ground bathroom is being updated and is not available at the moment although the WC is. 

Every room in the house has it's own kitchen, and when the new kitchen is completed on the ground floor,  the present  bathroom will be accessible from the main hall.

The laundry room has a Bosch washing machine and a tumble drier which is there for all the tenants to use. It costs £1 for a 7Kilo wash and 50p for the dryer. At present it is accessed from the rear of the house but when the scaffolding is removed the builder will be working at the rear of the house and the passage from the hall to the laundry room and bathroom will be made.

There is a shed for bicycles.
