Location wise, you have excellent amenities within 10 walk. You only have to turn right for shops and convenience stores or left to walk to the hustle of Fishponds Road.
As I am a private landlord I DO NOT charge any fees to my prospective tenants. The only fees incurred will be tenant references and making contracts. Minimum length of the contracts will be 12 months and requirements will be 1 months rent and 1 months deposit. I have a downstairs fifth bedroom which can be rented out separately too. This will be subject to certain criteria before any decisions between us. There are no bills included and the house is unfurnished.
