General description of the flat: as you can see from the photos, the flat has a modern outlook but is set in a Victorian property and is cosy and fits two independent people really well. The living room is spacious and with the sofa and table it is a nice space in which to relax and entertain friends etc. The kitchen is snug and well equipped. The bathroom is shared and again well furnished.

* Location: the flat is very close to New Cross Gate Station for the overground to Canada Water (and beyond), which connects to the Jubilee Line, and 5 minute direct trains to London Bridge for various connections including the Northern Line

New Cross Gate is one of the few remaining cool places in London, with lots of character, bars and some good restaurants, and lots of cheap deals to be had. It is also a stones throw away from Peckham Rye  which Is an an upcoming area. 

Goldsmiths Uni is just down the road and so the area has a good vibe and feels safe. There's also a big Sainsburys next to the station for grocery shopping. The street itself has a 'community feel' about it and neighbours say hello to you when they see you.

* Bills: approximate cost per person / month, water £10, electricity and gas £20, council tax £40 and internet £10

* The Room for Rent: a bright, fully furnished, spacious double room, with lots of Victorian period features.  All fully furnished with a good quality double bed mattress and double bed frame  and cupboards and built-in wardrobe. 

* Contract: the new tenant will share the new contract with the current tenant for a minimum term of 6 months.

* Please note no smoking and no pets.


*Flat description in the tenants own words "I'm a 32 year old gay academic, teaching at the university. I'm generally really busy and out relatively early and back quite late most days. I'd prefer to share the flat with someone with a similar busy schedule and responsible in terms of paying bills on time etc. Nevertheless, it would also be nice to get to know the new person and have a drink once in a while. I'm generally quite relaxed about the flat, clean and tidy, but not excessively, and enjoy entertaining friends at the house."
