Would Suit:
A couple or two sharing professionals or two mature students.  Although the property is not suitable for babies or toddlers (due to acoustics and stairs), it would be suitable for an older child ( age 6 upwards). There are good schools and facilities within walking distance.

Transport:
On street parking is available nearby and a 10 minute walk through the village brings you onto the sea front for all major coastal bus routes into Brighton (4 miles / 10-15 minute journey) or make use of the popular coastal cycle/run/walk routes. 

Rottingdean Village:
The historical village of Rottingdean is a thriving village with three schools and many shops, pubs, restaurants, sports facilities and a pebble beach. It still retains a high street bank, a proper library and not forgetting of course, the famous Kipling's Gardens.  Beacon Hill Nature Reserve with it's iconic C19th windmill is a few minutes walk away and there are many walking/running/cycle routes around the village connecting the South Downs National Park with the coastal paths.

Surrounding Area:
Sussex University with its new Falmer Sports complex is just up the road (4 miles) and over the hill in the next village - Saltdean Lido (1 mile) is due for a grand re-opening in Spring 2017 with a heated swimming pool and gymnasium.  Brighton Marina is a short hop away too (3 miles), with its large Asda supermarket, Rendezvous Casino, Cineworld Cinema and numerous cafes, shops and restaurants.. not to mention a few yachts!
