I KNOW THE WASHING MACHING IS BROKEN AND I WOULD BE PREPARED TO REIMBURE THE COST IF A TENANT WISHED TO PURCHASE A NEW MACHINE, OBVIOUSLY NOW SUBJECT TO AVAILABILITY.

I WOULD ALSO COMPENSATE ANY TENANT FOR CARRYING OUT MINOR REPAIRS AND CLEANING DUTIES BY REDUCING THE FIRST MONTHLY RENTAL PAYMENT BY 50%.

ONCE ANY POTENTIAL TENANT AGREES TO THE TENANCY THEN EVERYTHING WILL BE DEALT WITH BY OPEN RENT IN THE USUAL MANNER,
