The property does not have gas so the heating is dry. There is an electric heater on the wall in the living room with electronic control panel and timer options. The flat is well insulated so heating is never expensive.
The kitchen is raised, which means that along with the breakfast bar there is an obvious separation between the two rooms. There are two bar stools underneath the breakfast bar providing a place to eat, or additional seating if you and your friends can't all fit on the sofa!
The kitchen has ample storage and is fitted with full height fridge/freezer, washing machine, dishwasher, hob, and fan oven. There is an electronic control to give the hot water a boost in the unlikely event you ever need it.

Local Area
The flat is on Burleigh Road, St Albans, which is a quiet, residential cul-de-sac. Morrisons supermarket and the local shops are less than a 5 minute walk away. The train station is an 18-20 minute walk, or 5 minute bus ride. St Albans town centre is a 25-30 minute walk, or 7-8 minute bus ride.
There are numerous bus stops within a 2-3 minute walk that provide easy access to the rest of St Albans, London Colney, Hatfield, Welwyn Garden City, Stevenage and further afield.
Landlord
I am the landlord and manage the property myself. I will therefore be carrying out the viewings so should be able to answer any questions you have about the property.
You will not have to deal with any agencies except for the online agency used to complete all relevant paperwork at the start of the process. This means the only agency fee you will have to pay is £20 for referencing.
