Room in a Shared House, St. Aubins Avenue, SO19

1 bedroom annexe/flat. It has its own bathroom, kitchen, bedroom and living room. Fully furnished with double bed, wardrobe, drawers, sofa, washing machine, dishwasher, oven, microwave, fridge freezer etc. I have marked this listing as a room only because it's within my own home. This area occupies the whole ground floor of my townhouse though and is all yours. I stay on the upper 2 floors. Its more than a room though, Its bigger than a studio and is not in a shared space though it is not a conventional 'flat' either. It is accessed by its own door from my hallway on the ground floor. We share the main front door.

To avoid confusion, what you see in the images is the full space you would have. including your bills. It would suit a working professional like myself who doesn't want to pay more than a set fee or doesn't want to take on the burden of a lot of rising bills alone. I take a lodger to help me with my bills and I have the space so it makes sense. It seems the way forward in the current climate!

Fully furnished but you will need to supply your own pots/pans, plates etc.

Ample driveway parking. It is also a no through road with ample parking at the bottom of the road just opposite the house. Its a cosy and quiet space. 

I do have a garden but this can only be accessed through my kitchen, though you are welcome to use it when I am home. 

The price includes bills, gas/electric, water etc. The only thing it does not include is the internet. I do have internet to the property which can be accessed while I have it at no extra cost but I will be cancelling it soon so I can't guarantee constant use in the long run. 

Though this area of the property is self-contained it is still within my home, so I am looking for the right lodger for it. It is important to me to have someone I can get on with and trust.

A brief bit about me... I work full time; I am a GM for an ecommerce/import company. I have my own business making handmade goods which I sell through local shops and online. Most of which I make from home, so I am often in, when I am not at work. I have 1 other property besides this one. I am up very early every day, around 5 am and don't go to bed late, I am not much of a party person.

I have had guests with children before, visiting at weekends etc. That's not a problem for me either. I am fairly easy going and open minded. I have no issue with smokers but don't allow smoking inside. The room is priced for 1 person, the occasional overnight visit from a friend/partner/kids is fine but I have only priced for 1 person to be there all the time, I wasn't really looking for couples or friends sharing as I don't feel there is enough space, bills would be higher too.

No pets either, as much as I don't mind animals, I have had issues with pets and damage in the past so have decided not to do that again.

Happy to consider short term for those who maybe working in the area but the minimum is 1 month. (For example if you needed 3 weeks it would still cost a full calendar month as a full calendar month is my minimum.)

Room is available from 2nd April. The first months rent will be reduced slightly to allow for missing the 1st April.
