Ensuite double room available in a fantastic shared house in a nice residential area in Solihull, conveniently located for Jaguar Land Rover, the NEC/airport and buses to Birmingham city centre and Solihull. The house is located in a residential street close to the A45 Coventry Road. There's a large Tesco just 5 minutes' walk away, and also nearby are other local shopping facilities, pubs, restaurants and takeaways, as well as numerous bus routes.

There is a large shared, fully equipped, kitchen with lounge area and 42" TV with Freeview, and a separate laundry room with washing and drying facilities.

Room 4 will be available from early November, at a rent of £540 pcm; it is a good-sized double, located upstairs and with its own ensuite shower room.

Each room is fully furnished in classic pine: a double bed with orthopaedic mattress, bedside chest of drawers, wardrobe with a large drawer at the base, dressing table / desk, chair and bookshelves, as well as a CAT5 data point and TV aerial socket. (Room 3 has an extra drawer in the wardrobe instead of a bedside chest of drawers.) If you need plenty of space to store all your stuff then you'll find that the rooms offer a lot more storage than most!

Most tenants bring their own duvet, pillows and bed linen, but the landlords can offer a bedding package as an extra if required. There is a south-facing back garden for socialising or relaxing, and off-road parking for 4 cars plus additional on-road parking at the front of the house.

You will be sharing the house with other professional tenants who are sociable but not party animals; if you want to live in party central then you should look elsewhere, but if you want somewhere you can relax in peace after a day's (or night's) work then it might be just the place you're looking for.

Minimum duration of tenancy is 6 months.

The house is managed directly by the landlord, who is accredited with the Midlands Landlord Accreditation Scheme (registration no. 2288).

All rooms are single occupancy only, and smoking is not permitted anywhere in the house. The property is not suitable for pets. All prospective tenants are fully referenced - we require proof of income of at least 2.5 times the rent - and a guarantor may be required.

Holding deposit £100. Either a UK homeowning guarantor or a security deposit (£600 ensuite / £500 non-ensuite) is required. Rent is paid monthly by standing order.
