Full Description:

West Lodge is a spacious detached bungalow house overlooking fields and forest. Located in the woodland area of Limpsfield, on the edge of the commuting town Oxted. It has all the benefits of a rural setting with easy access into the city. The house is a 12 min walk to Hurst Green Station, or a 20 min walk to Oxted Station, which provide a fast train (35 min) into London.

It is in an isolated setting, with fields surrounding it. Deer, pheasants and foxes in the neighbouring fields are common sightings from the living room windows! The house also has a private footpath going up from the garden and connecting into the Limspfield Chart with National Trust woodland, which allows plenty of opportunity for woodland walks.

The main entrance hall is spacious, with storage space in a side unit, as well as a coat and shoe storage facilities. Off the entrance hall is a small study which contains a large corner desk, a comfortable desk chair, a bookshelf and a built-in cupboard. The large living room also comes off the entrance hall, and it includes two sofas (one four-seater and one three-seater) as well as seating/storage in the window seat. It has large windows throughout including a full-size window looking over the neighbouring farm. There is a large 50inch TV and a wood burner for winter. The living room also includes a 10-seater solid oak dining room table, and aside storage unit. In the kitchen section of the room is a large centre-island with storage underneath, as well as a separate wooden larder. There is a large double Fridge/freezer as well as a double oven and 5-plate gas stove-top with a separate grill. To the side of the room, there is a double sink, a dishwasher and additional shelving and cupboard space. Off the kitchen is a utility room, which contains a combination washing machine-tumble dryer, a separate drawer freezer, plus a clothes drying rack and line.

Down the passageway are the rooms, and there is also a linen cupboard off the passageway. All rooms are carpeted. The main bedroom is large and en-suite. It has extensive storage space through its built-in cupboards and also contains two other chests of drawers. This room also has a separate desk set up, perfect for when more than one household member is working from home. The en-suite bathroom has a large walk-in shower and heated towel racks. The two other bedrooms are opposite each other, with one holding a double bed and the other holding two single beds (or a single bed and a cot). Both include built-in cupboards. The family bathroom is spacious and contains a bath, shower and heated towel rack.

The front of the house has a green lawn area plus a paved patio section which includes an extendable 8-seater table and parasol. The rear of the house has a greenhouse, and a designated area for a vegetable garden.

The town of Oxted is less than five minutes’ drive from the house, and offers an excellent range of schools, a mainline station, Everyman Cinema and a range of restaurants and bars. It also includes a Morrison’s, Sainsburys and Waitrose. The well-regarded infant school, Limpsfield COE, is in walkable distance from the house, as is the highly esteemed independent primary school, Hazelwood. Other schools in Oxted are St Mary’s and Oxted School. Oxted is situated mid-way between the towns of Sevenoaks and Reigate and whilst being within reach of Croydon and central London itself, the towns of Crawley and East Grinstead are also easily accessible.
