Superb family home close to JR Hospital, Oxford Brookes, schools and shops and next to bus route 13 to the city centre.  There is also a cycle route to the Science Area of Oxford University in South Parks Road, giving convenient access to central Oxford and colleges by bicycle.
 Large kitchen diner with gas hob and electric double oven, spacious living room, downstairs loo and shower, upstairs loo and bath, two doubles, one single, wooden floors and bright decor throughout.  Parking at the front of the house, garage at the side, low-maintenance gardens, enclosed rear garden, patio, summerhouse, greenhouse and bike store.  Quiet area with many young families due to primary schools nearby and convenient for the ring road for commuting by car.  The current university tenants are leaving in summer after nearly three years in order to return to their home country.  
  The careful private landlord managing this house seeks careful, working tenants for ideally a 12-month renewable tenancy agreement starting in July or early August.  Some one-year academic visitors to Oxford have asked for a 10-month tenancy from 1st September to 30th June.  This is a poor deal for the landlord, whose house may be empty for 2 months in summer.  A compromise would be an 11-month contract from 1st August to 30th June or a higher rent than quoted to compensate for loss of summer income.  All of these terms are easily negotiated by email prior to arrival in Oxford.  The house has hosted university, medical and computer-industry tenants for 16 years without problem.
  Mature students and postgraduate students are welcome but undergraduates are excluded by the house's insurer.  Also, benefit claimants are subject to special terms (meaning extra cost) imposed by the insurer.  Pets are welcome, given that the deposit covers any damage which they might cause.  Non-smokers please.  The landlord has had enquiries from groups of three sharers but this requires a HMO licence due to Oxford City Council rules.  HMO means Houses in Multiple Occupancy.  The house has no HMO licence because the landlord prefers to let the house to families in this quiet, family-friendly area.  Two sharers can rent the house without any problem but as soon as a 3rd person with no family connection moves in, the house becomes a HMO and there are high annual costs.  For that reason, groups of three or more sharers with no family connection cannot rent this house.  The Street View image of the house shows the pavement and road before major resurfacing work in 2016.  It also shows materials for building work on the new kitchen extension which have long since gone.
