  The careful private landlord managing this house seeks careful tenants for ideally a 9 or 10-month tenancy agreement starting on 16th October with the option to switch to a 12-month tenancy in August 2022.  The house has hosted university staff, mature students, medical and computer-industry tenants for 18 years without any problem.
  Mature students and postgraduate students are welcome but undergraduates are excluded by the house's insurer.  Also, benefit claimants are subject to special terms (meaning higher cost) imposed by the insurer.  Pets are welcome, given that the deposit covers any damage which they might cause.  Non-smokers please.  The landlord has had enquiries from groups of three sharers but this requires a HMO licence due to Oxford City Council rules.  HMO means House of Multiple Occupation.  The house has no HMO licence because the landlord prefers to let the house to families in this quiet, family-friendly area.  Two sharers can rent the house without any problem but as soon as a 3rd person with no family connection moves in, the house becomes a HMO and there are high annual costs.  For that reason, groups of three or more sharers with no family connection cannot rent this house.
