The net rent element for this superb flat is only £380 per month, which is significantly below open market value for a property of this standard.

In addition, there is a monthly service charge element, which the owner then passes to the agents managing the development ... currently set for the year to September 2020 @ £270 per month... covering an extremely COMPREHENSIVE portfolio of services not normally found in standard flat complexes.. The total currently payable each month (ie. rent + service charge) is therefore £650. 

This includes comprehensive furnishings, which are of a high standard throughout.

(Although not desirable, the flat could also be rented without furnishings if the tenant so prefers, in which case the tenant will pay an additional monthly fee of £20, this being a nominal contribution towards the owner's costs for professional removal services and placing the furnishings into long term storage. It is a condition of the tenancy (as per managing agent) that the principle tenant must be over the age of 55. In reality, nearly all tenants within the development are retired, hence the provision of various additional services  which are properly detailed below. Although the flat affords independent living, there is an excellent community spirit and regular activities are organised for those who wish to participate.

DESCRIPTION : a bright, spacious, well-appointed 2-bedroom flat situated on the upper floor of a 3-story development, comprising twenty-one "over 55" residences, predominantly occupied by retired people. Affording pleasant views in both westerly and northern directions, the flat is tastefully decorated with a new kitchen (top-end appliances, marble work surfaces, etc) and a new bathroom, both having been fitted in 2015. The bathroom has fitted units, a bath with shower attachment integrated into the taps and a heated towel rail. Good size living room with pleasant dining area off same, an inner hallway with large mirrored cupboards and two bedrooms - one double and one single, both with fitted units. New UPVC windows were fitted in 2016. There is 24/7 call & monitoring system in operation, combined with the intercom/door entry system. Heating is via overnight storage heaters which are powered by low-cost Economy 7 electricity. There is an additional flame effect fire in the lounge. The main exit door opens into a spacious landing and is immediately adjacent to both the stairwell and a lift, connecting with the main reception area. The development has landscaped grounds on all sides, a large car park, a residents lounge (with kitchen, bathroom and small library off) a conservatory, superbly equipped laundry facilities and covered access to refuse bins. Within the past year all communal areas have been redecorated and refurbished to a very high standard, including new LED motion-activated lighting. The main reception area is the location of an on-site manager's office, open Monday to Friday. The flat is now the only one within the entire development which is not currently occupied, as demand is high. The flat is rented as fully furnished, although it can be unfurnished by arrangement. The development is located in a pleasant, mature residential street which is situated roughly halfway between the border with Aughton and Ormskirk town centre, an historical market town. Public transport is close by, both buses and trains. The flat has a new EPC and a satisfactory safety certification following a recent, comprehensive electrical inspection. The first person to view will doubtlessly snap this up.

Please note that certain pets may also be permitted (eg. small well behaved dogs) subject to written approval from the managing agents, which is not normally witheld unless there is good reason. There is a managing agents one-off fee of £80 for issuing the paperwork, granting said permission, but the cost will be divided 50/50 between the owner and the tenant. It is also permissable for visitors to the flat to be accompanied by well behaved dogs.

The service charge mentioned at the outset covers an extensive portfolio of services which include the provision of an on-site house manager (Mon-Fri) a 24 hour monitoring service, the cost of utilities for the extensive community areas, professional gardening services, professional cleaning services (in all common areas) professional window cleaning, the provision of a well-equipped laundry, pro-active building maintenance/repairs/upgrades, building insurance, your water rates, lift servicing and the management company fees. It also includes a  contribution towards a contingency fund... so (by way of example) part of the proceeds of the fund are about to be spent on upgrading the conservatory. A couple of years ago all the furniture in the residents lounge was replaced, etc. Monthly fees payable for the period Oct 2019 to Sep 2020 are set @ £270 and these are added to the net rental cost as explained above.
