Situated
In the picturesque iron stone village of Braunston in Rutland. The cottage forms part of a farm and is surrounded by fields and meadows.  The county of  Rutland offers lots of activities and interests such as Rutland Water Reservoir for water sports, walks and bird sanctuaries.  Historic towns such as Uppingham and Stamford are close by and there are numerous cycling routes, walks and local events such as the Burghley Horse trials and The Bird Fair. 
There is the oldest pub in Rutland within the village and many more amenities within Oakham being 3 miles away.

Transport links are via Oakham railway station (3 miles) and London links via Market Harborough (30mins), Peterborough (40 mins) and Leicester stations (35mins). It is mid way between the A1 and M1 motorways.


Utilities
Heated from underfloor heating run by renewable wood chip with a biomass boiler. There is mains electricity and water. We have an ongoing contract for fast Wi-Fi supplied ultimately by Virgin.  We have offered the accommodation at an inclusive price with the exception of a cap on the electricity usage.

We offer the property fully furnished to include: white goods such as washing machine, fridge freezer, dishwasher, kettle, two double beds, sofas, coffee table, dinning table, TV and microwave.  


Maintenance
We are on hand to help with minor and major repairs and maintenance.  If we do not take a deposit we will make monthly inspections to keep up with general maintenance.

Rent
We offer the property subject to a tenancy longer than 3 months.  For shorter tenancies we offer the property at £1800 pcm, to cover additional costs.  There is also a charge for electricity usage above £50 pcm, at the providers charge rate.
