Recently renovated and redecorated Georgian town house with new roof, new carpets, new cooker, new washing machine, new central heating boiler, etc.
The property is just a few minutes walk to the town centre and the central bus station and circa 15 minutes walk to the railway station and new Northampton University Campus. Also just across the road is an entrance to Northampton's biggest park called the racecourse park. That's because at one time it was a racecourse. It's ideal for safe jogging and exercising as it is open grass areas without trees and bushes to hide any "characters".
The house share has 3 available bedrooms (much larger than average), a cosy living room, spacious kitchen/diner, 2 bathrooms, a large utility room, 2 large storage rooms in the basement and a secluded, hedged front garden, paved area and an 60 foot secluded back paved garden area, ideal for barbecues in the spring, summer and autumn.
Good matching furniture is present in all bedrooms(i.e. beds, wardrobes, chest of drawers and bedside cabinets); the kitchen has two large fridge/freezers, microwave oven, new double oven hob cooker, large solid oak dining room table and chairs, spacious worktop surfaces and massive cupboard storage for each tenant _ above and below the worktop surfaces and the main bathroom has individual bathroom cabinets for each tenant. So there are no misunderstandings with food, drink or bathroom toiletries being "accidently taken by housemates :-)
All rooms have tv points and wireless BT fibre optic super fast broadband 62-72 meg speed guaranteed connections to all rooms that even meets gamers needs.
Rental is available only for genuine working professionals who are 20s to 30 years old. Great care is taken to ensure the housemates are fully matched in age, backgrounds, work, attitude and behaviour especially to ensure there is a clean, tidy and happy home.
Rent is £465 pcm for the largest double room, £450 pcm for the second double room and £600 for a single person in the triple sized room or £675 for a couple in that beautiful triple sized room. The rent is all inclusive of council tax, water rates, gas, electricity, tv licence and bt fibre optic superfast guaranteed 62-72 meg speed broadband. British Gas emergency cover (costing the landlord circa £1,000 per year) is also included for all electric, gas, boiler & central heating, plumbing and drains problems so you don't have to wait days for the landlord to respond.
Please also note the following :-
1) every rented house with 4 or more tenants must have a local government HMO (house in multiple occupation) licence that this property has. It is illegal for a landlord to rent without that HMO Licence. Prosecution will result in a £25,000 fine for the landlord and / or a prison sentence for very serious health and safety offences. Check it out if you're renting elsewhere !
2) the landlord must register your tenancy deposit with the government approved TDS (tenancy deposit scheme that i am a member of)or DPS (deposit protection scheme) that provides you with a deposit certificate and acts in arbitration if there is a disagreement for return of your deposit. If a landlord does not register your deposit then again they face prosecution and you will be due at least three months rent plus your deposit return in compensation ! check it out if you rent elsewhere !
3) how do i know all this ? i am a senior ex-regulator of social housing rather than private rented housing. I do everything according to the law so you know you are safe renting with me.
4) there is no £200 or more search / registration fees that letting agents charge (property is self administered by myself)
5) my tenancy deposit is only 1 month's rent compared to up to 6 weeks rent amount taken by a letting agent as a deposit!
6) therefore your initial outlay is much less than what you would spend if using a letting agent
