This lovely house share is available to considerate people.  For protection of housemates and landlords, references, bond and affordability check required.  Current tenants are a quiet, clean, polite university lecturer and similar mature students.  Prefer quiet tenants who normally work, or serious students.  This is not a party-house.  Sorry, no smokers, families or pets.  

Homely and comfortable, the house was newly decorated throughout before first letting in 2018. Carpets, vinyl, furniture, appliances and equipment all new then.  All you need to move in is your suitcase. 

The rent includes gas, electricity, fast broadband, TV licence, water, council tax and a fortnightly cleaner to keep the shared rooms looking beautiful.  Unrestricted on-street parking is available.

Owned and fitted out by people who have lived in house-shares, so they know what you need.  

Upstairs large front-facing double room, available for one person only, with double bed, wardrobe, chest of drawers, bedside cupboard, white desk, pine chair, table lamps and desk lamp.  A bookcase can be provided.  A full set of new bedding will be provided, and a pair of towels, so you just need your suitcase to move in.

Upstairs shared bathroom with shower over bath.

Spacious shared kitchen with recent new electric oven, gas hob, washer/drier, fridge/freezer, microwave, toaster and kettle, crockery, cutlery, glasses and cooking equipment.  Vacuum cleaner etc provided for sharers' use.

Shared living room with two sofas, nest of tables, table and chairs, 32" Smart LED TV- HD ready, Freesat, and USB.  

Private wall-enclosed rear patio with chairs and table for lazy summer drinks and barbecues, and for bikes.  

Tesco Express, Lidl, Budgens ,local shops, Post Office, takeaways, eating places, gym with sauna, park, places of worship etc in easy walking distance.  Also soft play, if you have little visitors!

• To Teesside University: by car, 5 minutes; bike, 6 mins; on foot, 13 mins, passing local shops, bars, restaurants and takeaways.   
  
• To Town Hall and town centre attractions: by car, 6 mins; bike, 7 mins; on foot, 21 minutes. 
  
• To James Cook University Hospital: by car, 8 mins; bike, 17 mins, bus, 10 mins plus 8 mins walking to and from bus stops; on foot, 43 mins.
