Double Room (all bills included) with fine (but shared) bathroom overlooking the river in a shared 18th century Mill House of 440 square metres internal floor area set in peaceful and secluded grounds within the dale (with 200 metres of river frontage on the river Stour) beside the beautiful village of Long Melford. In addition to rent separately there is a second double room with a shared bathroom. 

The property benefits from off street parking, gas central heating (the boiler is newish) and a fruitful apple and pear orchard.

The rent includes the bills. Breaking these down (for comparison with properties where rent does not include the bills) and amortising between a putative four inhabitants the council tax comes to £76 per month, the water bill £8 per month, the power bill circa £53 for electricity and circa £37 for gas plus £19 for the (radio) internet and £25 for gardening, being £218 per entity for all the bills.

The property is peradventure shared with two (one M.A. Cantab) stilt walking hat sporting flower fairies who visit from time to time but are not at all resident, a thirty something gentleman entrepreneur who performs acrobatics in the (arid) swimming pool, the fifty something gentleman online games and space rocket engine inventor landlord (M.A. Cantab), a twenty-something former Army Royal Engineer gentleman telecommunications engineer and his construction manager childhood Catholic friend, the forty something Kiwi (Eastern Orthodox) Reverend Doctor software-monk-engineer-lawyer (who spends much of his time in the Garage), the thirty something gentleman pet food supplier (who I once observed running at a whistling speed round the sides of the swimming pool in defiance of the law of gravity) and such non-resident from time to time particular friends of the aforementioned as without whom the collective would be incomplete and last, but not least, with the lady who is on the other side of an ocean but who rents the library as a precaution. For your information board gamers would not, by a significant minority of the inhabitants, be frowned on and nor would piano players, libertarians, high calibre software engineers or physicists in need of a love-affair-with-work, history graduates, singers or apostles of the free market.

The first room to rent (with en suite bathroom) is the Port Nacelle (630 GBP). It is 4.0 metres x 4.0 metres square plus a 6 metre square en suite bathroom for 22 metres square in all. The room faces south south west and looks over the Stour valley as it runs down from Cambridgeshire to and under the building (loosely conceived) before continuing on its way beside Essex whose northern border it is. The second room to rent (with the shared bathroom) is the Starboard Nacelle (540 GBP) per month.

Rent is payable three months in advance but there will be no deposit taken. For payment nine to thirteen months in advance there will be a 2% discount and for payment fourteen or more months in advance a 4% discount.
