Description

Note: This OpenRent Property Is No Longer Available For Rent. Description below is only for reference, and you can no longer book a viewing or contact this private landlord.
The Music Room is a ground floor double room (all bills included) with access to a shared bathroom and showers overlooking the river Stour valley as it flows east west marking the boundary with Essex in a shared 18th century Mill House of 440 square metres internal floor area set in peaceful and secluded grounds within the dale (with 180 metres of river frontage on the river Stour) beside the beautiful village of Long Melford.

The property benefits from off street parking, gas central heating (the boiler is newish) and a fruitful apple and pear orchard.

The rent includes the bills. Breaking these down (for comparison with properties where rent does not include the bills) and amortising between a putative five inhabitants the council tax comes to £60 per month, the water bill £6 per month, the power bill circa £45 for electricity and circa £30 for gas plus £15 for the (radio) internet, £5 for the (ground) internet, £15 for the (satellite) internet and £25 for gardening, being £200 per tenancy for all the bills.

The property is peradventure shared with two stilt walking hat sporting flower fairies who visited from time to time before lock down and soon may again but are not at all resident, a thirty something gentleman entrepreneur who performs gymnastics in the (waterless) swimming pool, the sixty something gentleman online games (Manassas Junction due for publication in December 2021) and space engine inventor landlord (M.A. Cantab), a twenty-something former Army Royal Engineer gentleman telecommunications engineer, the forty something Kiwi (Eastern Orthodox) Reverend Doctor software-monk-engineer-lawyer (who is actually resident in the Old Garage) but is often to be found, in the Mill House reception, thrashing the landlord at a game of Dominant Species, the thirty something horticulturally inspired World of War Hammer modeller (who was once observed running at a whistling speed round the sides of the swimming pool in defiance of the law of gravity), his entrepreneur sister (who is launching a physiotherapy business) and such non-resident, from time to time particular friends of the aforementioned as without whom the collective would be incomplete. For your information board (depending on the game) gamers would not, by a significant minority of the inhabitants, be frowned on and nor would piano players, libertarians, high calibre software engineers or physicists in need of a love-affair-with-work, history graduates, singers or apostles of the free market. As for those who think the world is going to Hades in a hand basket, who are more worried about global warming than the coming ice age, who don't find Napoleon I in the idea of managed trade, who would not lay down their life for private property rights being extended to the asteroid belt, who think egalitarianism is better than slavery, who think it would be great for the commonwealth to create endless money, or who like to party or languish at other people's expense they would be more than welcome to put their case to a sceptical audience (which might include some sympathisers).

The Music Room is offered to single persons only as their are limits set on the number of inhabitants by an overweening state. The music room is 5.8 metres x 4.0 metres (23 square).  The room faces north north west and looks over the Stour as it runs down from Cambridgeshire to, and under, the building (loosely conceived) before continuing on its way beside Essex whose northern border the river is. It benefits, in cold weather, from a rather splendid Georgian fire place (the use of which even with kiln dried wood will no doubt become illegal soon).
