The rent is payable four months in advance. This means that the first four months rent are required to complete the contract, and thereafter rent is due to be paid periodically and monthly, four months in advance, such that no rent falls due at the back end, in the last months, of the contract term. On the other side of the cash flow equation there is no deposit required. For rent paid eight to ten months in advance there would be a 1% discount for rent paid eleven to thirteen months in advance there would be a 2% discount and for payment fourteen to eighteen months in advance a 3% discount.
Pets are allowed but for a premium to be negotiated in due course.
The property benefits from off street parking, gas central heating, a wet room area within the bathroom and a bath large enough for a party of arbitragers with a washing machine and a tumble drier concealed in a compact cupboard with artfully folding doors and solar powered skylights that charmingly automatically close when it rains.
In the wake of the previous tenant moving out in March 2020, I (the landlord) replaced the front door handle and lock, which the previous tenant had damaged (£300). Circa 03-Apr-20 the reception's wooden floor was re-sanded and re-oiled (£475). On 08-Apr-20 the stretch of drive running up the Striped Cottage was levelled and planings laid down (£400). Also in late April painting of two of the four exterior walls was completed along with painting of the wardrobe (£350). Painting of the rest of the exterior (£300) was done in the last week of May. A new fridge freezer was installed in the kitchen in early June (£340) and some plumbing fixedJune (£100) and sprayed gravel was laid down on the spur leading up to the cottage around the same time (£1480).
Apropos the bills (not included in the rent); water is circa 40% lower than would normally be the case (owing to own sewage treatment) which means circa £20 per month and council tax is circa £130 per month while estimated mains gas and electricity are circa £60 per month combined and internet (which probably would be added to the rent) circa £30 per month.
The building extends 22 square metres (in addition to the 62 square metres core area) thanks to a portakabin containing two rooms. The previous tenants used this as their master bedroom and as a storage space. The landlord has not included it in the area measurement below as the incoming tenant's contract will be subject to agreement that this may be knocked down and concrete foundations with a damp proof membrane and a brick substructure for the walls to be built by way of a replacement extension (though not necessarily anything more than that). Were insulated and damp proofed walls and a roof added to the new extension, during the term of the tenancy, the rent would rise, from the date of completion of said work, £10 per month to which the incoming tenant's agreement would be sought. This development is not, however, certain as it will require full planning permission. It is expected that the request for planning permission will be submitted this month in July in which case it is hoped works might begin in December 2020.
