Move in: Flexible (starting from March)

Tenancy: You will take over my contract that will last till 8th November 2021; in which after you can provide a 2 month notice to leave or renegotiate a new contract. I am a current co-tenant seeking replacement for myself and I AM NOT THE AGENT.

Deposit: 5 weeks of rent

Benefits + references etc: Benefits not accepted as cotenants will be renting from landlady (she does not live here) via an agent. Subject to referencing checks. Standard last 3mths proof of address, last 3mths bank statement (6 if self employed) and last 3 mths payslips, with room to workaround.


The Room: Double room with high ceiling with your own bathroom (with bathtub). There is a spacious built-in closet. The room comes furnished (bed, work from home desk, bedside drawer, dresser, wardrobe and bookshelf that can be removed upon request).
Communal Space: Spacious living room with couch, dining table, fireplace and chairs. The kitchen includes a dishwasher, large fridge, washer and dryer.

The Area: The house is located off Lavender Hill, the flat is a 15 min. walk to Clapham Junction Station and around 20 min. walk to Clapham Common and Clapham South stations. There are multiple high streets within 10 min. walking distance.

Access info: The building is not wheelchair accessible. There are 2 sets of stairs: 1st with 14 steps from entrance to kitchen + bathroom; and 2nd with 4 steps to bedroom. The front doors need to be manually opened and has a doorbell (no intercom).

EPC Rating C

You will be sharing the house with a British professional illustrator who is into fitness and dining out occasionally. He is very neat and quiet, so peace and cleanliness is a bonus living here.
