Room in a Shared Flat, Sandstone Place, N19

I'm advertising my room available in a spacious 3 storey flat in the modernist Whittington Estate. I am moving back to California so am looking for a friendly, professional person to take over my room.

The room is furnished with a double bed and bedside table, shelf, a double wardrobe and chest of drawers. It has direct access onto a small patio/garden area.

The tube is super close at ~8 mins walk away. By far the best thing about the area for me is the fact that it's so close to the Heath and ponds/lido, & Waterlow park is just a stones throw away. So it's really great to escape the hustle and bustle of the city.

The house has a balcony on the top floor with views over London. There are two bathrooms, as well as a large kitchen with plenty of fridge space and a communal dining table. There is a small garden just outside the room that is yours to try your green thumb on. There is no noise between rooms.

Current housemates are 4 guys, 1 girl (me!), all professionals with normal schedules and tidy. The dynamics are relaxed, we watch TV together some evenings in the living room. Everyone is friendly and chatty but also have their own social lives, so a good balance. I am the only queer person in the house and I will be leaving, but it is definitely an LGBTQ friendly environment (and neurodivergent-friendly environment).

The monthly rent is £750 and heating costs £71.71/month. The other bills (water, electricity, WiFi, council tax) come to about £70 a month, so all in is around £890. The heating cost will hopefully be reduced eventually but as of now it is set in stone by Camden council.

We had someone drop out at the last second, so we are readvertising the room. The contract month ends on the 14th, so I am planning to leave then, but there could be some flexibility on start date if necessary.

The Landlady is easy going, fair and very responsive if something needs fixing.
