1 or 2 rooms available in a 3 bedroom house with sunny South- facing garden in Leyton with a tenancy start date of 1st July.
There is currently a young professional couple living there in one room who have lived there for 12 months and want to sign a new tenancy agreement for a further 12 months, and they're looking to find either: 
(1) another couple to rent the other upstairs bedroom, which would mean you'd have two reception rooms downstairs to all share, in addition to a spacious separate kitchen, or
(2) two single people to take a bedroom each (one of which would be one of the downstairs reception rooms).

All the rooms have large windows letting in the sun, and simple white walls and wooden floors.

The living room is large and has a sunny South-facing window overlooking the garden (which is also south facing so has the sun for most of the day and a nice green outlook with lots of trees).

The kitchen is separate and is also a good size with plenty of storage. It was brand new under three years ago with new appliances (including gas hob, oven, fridge freezer and washing machine) and a new Worcester Bosch boiler with thermostat.

The whole house is double glazed and was refurbished 2 years ago.

The bedrooms are unfurnished, but the living area is furnished.

Downsell Rd is a lovely, quiet residential street approximately 6 minutes walk from Leyton Tube (central line), and about 12 minutes walk from the forthcoming Crossrail line at Maryland station. Leyton itself has a strong sense of a community and has a growing number of pubs, cafes and restaurants including the great local The Leyton Star, Marmelo and the late night music venue The Red Lion.

For more options the nightlife of Hackney Wick is a stroll away through the Queen Elizabeth park, and the open spaces of Wanstead Flats leading to Epping Forest via the Green Trail a 20 minute walk away. For keen shoppers, you’re a 5 minute bus ride away from Westfield Stratford or a 20 minute walk.
