[Description]: Modern, high quality, two double bed room apartment available in Clapham (SW4). Car parking is included!! Located in a small private purpose built mansion block off kings avenue. If you want all the excitement & amenities that Clapham has to offer but want to be away from the hustle and bustle of the high street (which is noisey) then this is for you. I personally love living here because you are close to Abbey Ville road (with all it's cool restaurants, organic bakery, butchers and cheese mongers) and can walk to the common easily. **Not suitable for children, this is a top floor apartment**

Our building has just been refurbished (new plaster work, carpets, internal & external lighting, internal and external repainting). So this is the ideal time to be moving in. Comes with cleaner (two hours every two weeks) and large communal gardens.

The apartment itself has been repainted this month and is kept to a very high standard. Ideally available for one or two professionals, who want to enjoy the home they live in. My neighbours are lovely, easy to get along with, very respectful. There is a gym (Anytime fitness) and Sainsburys local within 3 minutes walk from the apartment. Yoga studio is 7 mins away. My favourite massage parlour 'Thai Sense Spa' is at the end of the road. If you travel for work or just want to distress they are ideal.

Why is it available? I am relocating overseas for work. Otherwise I would not leave. Hence this is a well kept home and not a crash pad. I am seeking tenants who ideally want to rent for 12-24 months (with a six month break clause). Yes a landlord who actually wants to offer you stability - rare I know.

What do you need?
You must have excellent references, ideally be professionals. It is not available for short term letting, no subletting is ever permitted (inc. Air B & B) and its not available to under-graduate students.

What is on offer?
Trust me the photos don't do the apartment justice. The apartment comes with all mod cons: 
- SMEG washing machine, dishwasher and cooker (all recently serviced)
- Double glazed windows with wooden shutters through out
- Modern bathroom (with bath and shower unit), floating basin and concealed storage
- Lots of storage space (large hallway cupboard, bed rooms units, kitchen units etc)

Fully Furnished: 
New beds, new sofa, new dinning table. I will be leaving nearly all furnishings behind, apart from some pieces of 'wall art' that I will bring with me (you may choose to box up items and leave them in the storage cupboard if you so wish). You probably only need to bring your luggage and passport. 

What is maximum occupancy? 
Would suit two single people or one couple and one single person. It's spacious but not suitable for too many people. In my opinion, maximum occupancy is three (otherwise you would start to over crowd each other on a daily basis). If it's a couple and one single person the rent will go up by 50 GBP per week, to off-set the increased wear and tear. If its a couple only or two singles it will stay as is.

Deposit:
5 week deposit will be required (it will be kept in a separate bank account). 
Bills: You will be responsible for all bills (water, electricity, gas, TV license (if you want to keep the TV), broadband, council tax and your own contents insurance.

Included: 
I will cover the cleaner (15 GBP pw), the management fees (2600 GBP per annum) and boiler & plumbing maintenance service (900 GBP per annum).
