Flat Location and Amenities:
The flat is on the first floor out of 4 with two flats on each floor. 
It is located a 3 minute walk from Clapham Common Tube Station. The area is very well connected with buses, tubes, the DLR and Clapham Junction Train station is a 12 minute drive away. It takes from leaving the flat 15-20 minutes to be in Oxford Circus. 

The High Street and streets around are bountiful in restaurants, cafes, bars and supermarkets (Sainsburys is only 2 minutes away). There is a brilliant Picture House cinema, a Sunday food stall market and numerous gyms close by, one with a swimming pool. And of course the common itself which has tennis courts, playing fields, many exercise groups to potentially join, three playgrounds and two ponds. All of this is literally only a 5 minute walk away. (Including Clapham Common TUbe Station) 
Brixton is only a 12 minute walk away, with more eateries and places to enjoy the nightlife, and an extensive daily market for groceries. 
There are several good and outstanding primary schools in walking distance. There is a good reliable surgery a 10 minute walk away that the landlord has been to throughout her life, and more options in the area as well. St George's hospital or Thomas's Hospital are within 20 minutes in the car. 


Rooms Description: 
*The flat is currently partly furnished, and will have some further furniture removed. 
There is currently one bed in the flat, although the landlady is keen to remove the bed from the flat to use in her home. She will also be removing the dark wooden chest of drawers that is currently in the store cupboard along with the wooden dining table and a small wooden table. (most of the dark old wooden furniture will be removed) 
The landlady is happy to buying a dining table for the flat if the new tenants do not already have their own or do not wish to buy their own. (depending on cost, she might be happy to pay for the one you the tenant buys to have their and then for it to stay after) 


Both bedrooms are double bed sized with fitted in large wardrobes with drawers. (They is plenty of space in them) 
Currently one room has a bed, and there is a white set of drawers and a small bedside table for one of the rooms as well. (if the tenant doesnt want this bed, we can take it away.)

There is one shower/bathroom with a powerful shower that does not disappoint!

The kitchen/dining/living space is all open plan with a strong warm glow of sunlight coming from the windows; this is amplified by the french windows that lead onto a small balcony which has a bamboo screen for privacy. The kitchen comes with a washing machine and dishwasher, with ample cupboard space.

There are 8 wooden chairs, a sofa, an arm chair, a book case, a white chest of drawers and a bedside table. 

The corridor, which the rooms all lead off from, has a storage room with fitted in shelves.

It is a new build which means the insulation is really very good, allowing for significantly cheaper bills during the winter.


All past residents of the flat have always expressed how much they loved living in the space; only choosing to leave due to moving abroad or buying their own place.

The location of the flat is amazing with excellent transport links, and is much bigger than most flats in the area with 2 very large bedrooms. Emily has been on hand for anything we’ve needed and made sure the flat was in excellent condition when we moved in.
