The flat is very comfortable for 2 people (living as a couple), it can accommodate 4 people for short (weekend) visits with the sofa-bed but it is a squeeze.
Only Gas is included in rent.
For information, Fibre optic is currently at £22/month, electricity at ~£35/month (single occupancy).
Furniture is included but some pieces can be removed if needed.
The apartment will be property managed by an agency so you have support 24/7 in case of any issue.
Referencing and credit check will be carried out (my cost of course).
Kennington Park Square benefits from day porter. The building is quiet, most of the neighbors are professionals.
It is very easy to park in the streets close to the flat. There is a parking garage in the basement and car spaces can be found for ~£75/month.
You will find plenty of pubs around, as well as restaurants and coffee shops.
Supermarkets: Tesco Express is down the building, big Tesco is 7min walk away, Little Waitrose and Sainsbury local at Vauxhall station.
Getting around
9min walk to Kennington station (Northern line)
15min walk to Vauxhall station (Victoria line, railway, buses)
Bank (the City): 20min - tube or bicycle.
Canary Wharf: 30min - tube.
Buses 59, 159 and 3 down the building to Central London (Soho, Covent Garden, Piccadilly, Oxford Street): less than 30min.
Waterloo/ Southbank / BigBen / Houses of Parliament: 25 min walk.
London Bridge / Borough: 35min - walk; 15min - tube.
House rulesThe property management is strict: No smoking inside, no BBQ outside (or inside...), no pet, no laundry left to dry on the balcony, no item left in the common hallways that could obstruct fire evacuation.
Please be respectful of neighbors: they are quiet, no loud noise after 10pm.
It is best to take your shoes off in the flat. Strict no shoe policy in the bedroom (cream color carpet).
It would be great if you could water the plants.
