The property is suitable for a single non-smoking person and is unfortunately not suitable for children and pets, either staying or visiting, as there is no accommodation for children and the landlord's wife suffers from allergies caused by pet hair.

Accommodation comprises of lounge and open plan kitchen area, one double bedroom and bathroom with walk in shower and power shower heads. The bedroom has a generous amount of storage in the form of pine wardrobes and dressers. The lounge has a very comfortable brown leather settee, coffee table and tv stand with smart tv and dvd player.

It's a five minutes walk from Livingston South railway station giving easy access to Edinburgh and Glasgow. It's a lovely area for walking and cycling. Almondvale and McArthur Glen shopping centres are a short distance away.
