The landlord also provides emergency 24 hour insurance for your peace of mind which covers things such as boiler breakdown, burst pipes, emergency repair service etc. We do have our own maintenance team too.

The house has recently undergone a comprehensive refurbishment and redecoration.  

We provide a full, professional letting service and have a comprehensive, professional inventory with photographs carried out at the start of the tenancy. We also provide a check in and check out service at the start and at the end of the tenancy, at our expense.  This is carried out by our independant inventory professionals.

All necessary paperwork eg. gas safety, electrical safety, EPC etc are issued at the start of the tenancy together with any other relevant information as per current government legislation.  We would request that our engineers have access when any annual gas safety checks etc become due durying your tenancy.  This is a legal requirement and we would of course give you notice of any appointment.

All tenants / occupants over 18 years of age must pass the Gov Right to Rent which is the law.  Openrent will assist in this matter advising you of any relevant documents required.  

There are NO admin fees for you to pay whatsoever. We cover all administration costs regarding the tenancy, as per the law.

NOTE:
We are currently using the garage for storage ourselves and would wish to continue to do so for up to a maximum of 6 months.  An allowance would be made for this in the rent.  We would write a clause into the contract to reflect this and ensure full acceptance of terms from any prospective tenant prior to signing of the contract.

To be able to afford this property you must earn 30 x the rental amount which equates to a combined income of £24,750 per annum.  If you have a shortfall, it may be still possible to proceed with a guarantor.  Any tenant in receipt of housing benefit would be considered but must provde a suitable guarantor who can cover the entire rent per month.  This is a conditon of our insurance which is needed.
