  • A lovely picturesque period home, in a tucked away location very close to Lewes, with wonderful views and gardens. Well arranged, bright and interesting accommodation over two floors in good decorative order.  Lots of parking space for 3 tenant cars on a shared drive.

The house is part of a small collection of converted farm buildings just minutes away from Lewes (see photos for map with more details) and is simply lovely.

The ground floor comprises an entrance hall, living room, kitchen/breakfast room, conservatory,utility room, boot room and cloakroom.

The spacious living room (27’0” x 13’9”) includes an open working fireplace and attractive views of the front and rear gardens.  The living room opens out onto a really beautiful large conservatory (26’6” x 15’3”) which easily fits sofa and chairs as well as a dining table and is a wonderful space for entertaining or children's play. It can be used throughout the year with both central heating and cooling ceiling fans, with french doors that open onto front and rear gardens. The living room also opens on to a 12’0” x 10’0” area that is currently used as a study but works just as well with a formal dining table. The large kitchen has good quality oak units, corian worktops, and space for a breakfast table and four chairs. It faces east so gets lovely morning sunshine. It has a dishwasher, large fridge, double oven and large hob. The adjacent utility room includes a washing machine, tumble dryer and sink, and leads through to a glazed conservatory-style boot room which opens onto the rear garden.  

The house is available to let unfurnished but with some curtains.

The second floor comprises a principal bedroom with attached shower room, 3 further bedrooms and a family bathroom.

The principal bedroom (17’9” x 15’9”) is light and spacious with built in full-height mirrored sliding doors to lots of clothes hanging and storage space, and has an en-suite bathroom with shower and w/c.  The second double bedroom is also large (16’9” x 13’9”) , with excellent built-in storage space.  Both face east and get morning light and views to the front garden and pond. The third bedroom (14’9”x 11’0”) and fourth bedroom (11’0” x 9’1”) have sloping both comfortably take double beds and include westerly views of the rear gardens and are situated either side of the bathroom, which includes a Jacuzzi bath, shower and w/c.

Car parking for three tenant cars is available outside the house and on the entrance driveway.  

Shared gardens and drive

The house used to be the farmers cottage and there is an adjacent cow barn which has been converted into a 2 bed dwelling. This is where the landlord's live. They are a relaxed, happy and respectful professional couple with a toddler. The house’s conservatory and the barn’s kitchen both face west and open onto a wide terrace so there is some sharing of this outside space. The gardens and terrace are so extensive that they are happily shared. Depending on the preferences of the tenants, which parts of the terrace and gardens each party can consider private can be negotiated.

Now they keep the woodpilewell - stocked and we have been able to use plenty of their wood. Lower Stoneham is a magical little hamlet with very friendly inhabitants, and it has been a delight to get to know them all. Work and travel commitments required us to move back to Brighton, but had that not been the case, I have no doubt we would have stayed at Fishers for as long as we could. We will miss it."


The generous gardens total 0.9 acres. The main gardens lie to the rear of the house, where there is a wide paved terrace for outside dining, beyond which the gardens are laid principally to lawn with various mature fruit trees. The front garden has a pond which can be cordoned off to improve safety for children. From the house and its gardens there are some wonderful views over surrounding countryside towards the South Downs.

Situation: 

Great location, set back from the road on a shared private drive. Only 1 mile away from Lewes. It is approx 20 mins walk to Lewes Tesco's and 6 minutes drive to the railway station (London Victoria 65 mins)  Good road links with the A27 just 4 minutes drive away and the A26 offers a beautiful drive all the way to London. South Malling Church of England Primary School is a 14 minute walk and the Lewes New School is a 29 minute walk. The property is surrounded by fields and the other buildings in Lower Stoneham include stables for horses.

The house has excellent central heating with an oil boiler - gets really warm in no time and the open fire is in good working order.

The house sits right on the boundary with the South Downs National Park. The River Ouse can just be seen across the fields from the upstairs windows.
