Room in a Shared House, Highfield Road, LS13

• Rent is £275 - per room 
• 2 months rent upfront which pays for your first and last months rent
• Deposit that goes to the deposit scheme of £300.

This House is fully furnished, you will have £25 added to cover the water and the wifi bill for the property, and then you are responsible for the other bills (council tax, elec..... no gas bill)between the three people in the house.......so this is split three ways. You split the other bills between the others in the house.
I am looking for working people or mature students. I don't generally take people under 25 years of age, but exceptions may be made. Communal areas must be kept clean, if not you may possibly be asked to leave the property. 
If you want a shorter stay period, please message me and I will point you towards airbnb link. I would also point out that this is a place that we dont encourage you to bring back guests, esp as you are sharing with other people and they dont want to find some unknown person coming out the bathroom or cooking in the shared kitchen. 

There are 3 bedrooms, one has already been taken so 2 left now, you will take one bedroom, in each bedroom there is an easy chair, a work table, 2 rooms have king sized beds and one has a single bed with a sofa bed. The heating is under floor heating so when the heating is on you should not leave windows open as it stops the under floor heating doing it job, it creates air movement. 

• AVAILABLE 1st floor bedroom has king sized bed with memory foam mattress, easy chair and wardrobe with drawers, and rug. Also a wrought iron table in white with 2 sitting chairs. 
• Large shower room with toilet and basin - bathroom
• Kitchen - decent size with fan assisted oven, elec hob and extractor fan. microwave, Kettle, toaster, Fridge freezer and washing machine. 
• In the hall is the iron and ironing board, hoover and spare chair. fully set up with crockery, pans, cutlery, trays and dishes. 
• THIS HAS BEEN TAKEN next set of stairs take you to the spacious back attic bedroom - with double bed with memory foam mattress, hanging rail, a number of chests of drawers and large red rug, laptop work station and easy chair and a lovely exposed wooden beam.
• AVAILABLE The front attic room is a little smaller than the back attic room, it has a single bed and sofa bed, or you can use this as the lounge area. 

The central heating system is under floor heating, so only elec bill to pay in this house, and the council tax -  A.
The property must be kept clean. Deposits and first payments:-So as to dissuade tenants who dont want to pay rent I have the following process.*2 months rent upfront (this is your first and last months rent)*YOur deposit which will immediately be put into the DPS system. We can do this when you are with me if you prefer to see this been done. *Keys to the property will not be given until all payments have been sorted out, unless we have a frank discussion prior to this and you can prove that you will be paying the deposit at a set date in the future. * tenants who can pay the full amount will take priority over those who can not make this payment.
As a landlord I am strict but fair.
