Hello and thank you for stopping by!

I’m very excited to bring you what I believe is a ONE-OF-A-KIND deal on this site (or any other)in terms of comfort and flexibility – but I’ll let you be the Judge of that.

I have gone into some detail in the long version below for anyone wanting to know more.

Let’s give it go then shall we!

 Short Version –

-       Fully furnished double room for rent at £500.00 per month (bills/parking included)

-       Unique*** Flexible rent scenarios offered (after 4 months of continuous stay)

-       Located in Hunslet - 24 minute walk to the Leeds train station

-       7 day notice period to leave(from you to me), generous 2 months (from me to you)

-       Formalised via signing of a LODGER AGREEMENT

-       Excellent setup if you’re working from home

-       No couples. Strictly one person. Friends/partner visits and short stay overs allowed

-       Friendly, professional (Paralegal),male live-in landlord having previously lived in large shared mixed accommodations up until mid-2019 (sharing with 5 – 6 people at a time)

 

What you need to do (if you like what you’ve seen and read so far):

1.    Send me a message here or on the phone number for details of my LinkedIn, Facebook or Instagram. (Dummy accounts defeat the purpose and will not be interacted with).

2.    Exchange Whatsapp details on social media as above and arrange a video viewing.

3.    In-person viewing (strictly depending on and according to Covid regulation/guidance).

4.    If you are happy so far, you’ll be provided with a copy of the Lodger Agreement and 7 days to decide if the room is for you.

5.    If you are a yes but cannot move in immediately, you will pay a reservation fee of £40.00 to have the add pulled down and everyone in the line behind you turned away. This will be reimbursed to you IN FULL once you’ve moved in. If you do not move in by THE FOLLOWING MONTH since your acceptance, YOU WILL LOSE the reservation fee. (This is only a measure to discourage indecisiveness and time/opportunity wasted as a result).

6.    Payment of your deposit of£500.00, Basic DBS Certificate (online or hard copy) and your signed Lodger Agreement. The application fee of £23.00 for the Basic DBS check will be paid back to you IN FULL once you have moved in. (I applied for one 01/01/21 and I received my certificate within the day).

Long Version –

PART 1

The Flat (shared with live-in, professional paralegal, male landlord) –

1.     A two-bedroom flat with shared kitchen, living room and bathroom.

2.     Located close to everything important:

·       11 minute walk to nearest Aldi (large), Tesco Express (small)

·       13 minute walk to Crown Point Shopping Park

·       24 minute walk to the Leeds train station/city centre

·       7 minute drive to White Rose Shopping Centre

·       10 minute bus ride into Leeds city centre

 

3.     First floor flat, tucked away in its own corner and a whole lot of physics in favour of heat retention and less disturbance.

4.     Coded entrances with CCTV in operation 24/7.


The Room:

A spacious, very well heat insulated double room fully furnished with the following -

1.    Double bed with memory foam mattress (2020)

4.    Electric wall mounted heater (came with the flat)

The living room (shared):

Pretty much what you see in the pictures but here are the highlights:

3.    PS4 (soon to be PS5 once they sort out the bugs) (2020)

4.    Netflix (HD) (also for any of your x1 personal devices)

 

The bathroom(shared)

Again, what you see in the pictures. What you don’t see:

1.    Amazing heat and water pressure in the shower

PART 2

The Financials (IMPORTANT)

 

Rent:

·       You will pay £500.00 per month on the 1st day of every month. This covers you for everything.

 

·       Should you move in mid-month, £500/no days in that month x no days in occupancy will be charged. Thereafter you will revert to paying £500.00per month on the 1st day of every month.

 

·       After 4 full months of continuous payment of £500.00, you will qualify for the following rent scenarios:

 

1.     If you are away from the flat for 5 FULL DAYS or over, £500/no of days in that month x no of days away will be paid back to you.

2.     If you are away from the flat for an extended period (but only less than a month), the minimal rent of £280.00 per month will apply.

3.     If your employment is adversely affected due to the ongoing pandemic or other mitigating circumstances, and ONLY upon providing PROOF of this, you will be dropped down to the minimal rent of £280.00 per month for two consecutive months. This will also trigger a notice period of two months at the end of which you will be expected to vacate the room.


·       You will not be considered to owe any rent at the end of scenario3.

·       Should your employment/financial situation improve within the two-month notice period, you will be able to revoke notice and begin payment of £500.00 and continue your licence to occupy.

·       You will not qualify for another scenario 3 until you have paid the outstanding rent.

·       If you are not able to pay your full rent before you qualify for any of the rent scenarios, this will be considered a breach of trust and your licence to occupy will be revoked immediately with sufficient time being allowed to vacate the room. (Note** - As you are a lodger and not a tenant, the usual rules surrounding evictions will not apply)



Deposit - £500.00

 

·       You will pay this before moving in. You will not be able to move in absent payment of the deposit.

·       Your deposit will not be mixed into any of the rent scenarios as above. A deposit is simply that. A deposit.

·       This will be paid back to you in full depending on the condition of the room and property at the time your licence to occupy ends.

 

Basic DBS Certificate

 

·       You will apply and have ready your DBS Certificate for moving in. You will not be able to movie in without submission of a positive DBS Certificate.

·       The cost of £23.00 for the application will be reimbursed to you IN FULL once you have moved in.

·       I have applied for one myself on 01/01/21 to familiarise myself with the procedure and I received my certificate within the day.

PART 3

A little about me (as people make a place afterall):

I’ve lived in Leeds since February 2015 in shared accommodations up until August 2019. Before that, in shared accommodations in Leicester (Email Removed After Let) last place I lived in was shared with 6 professionals for two years, the one before that just under a year with 5 students.

 

I am very skilled and experienced with sharing a living space and so decided to let out a spare room when I finally got my own place.

I work as a Paralegal for a law firm in Leeds city centre – have been working from home since March 2020. Pre Covid19, I enjoyed going to the gym, seeing friends on the regular, weekend trips and short holidays. Since April it’s been a lot of YouTube/Podcasts, popular science, philosophy, travel vlogs, Netflix, PS4 etc.

I am very open minded, pragmatic and level-headed, able to read the room, friendly and generally not a pain to be around.
