We have a lovely 2 bedroomed house in South Norfolk available for rent. It is listed as unfurnished, but comes with cooker, washer/dryer and some other items if needed. We rent with some bills paid as follows
The house is connected to full-fibre broadband, this defaults to 50Mbps upload and download. This is included in the rent, but can be upgraded to 300 or 600Mbps if needed at the renters expense.
The house has a shared sewerage system and we provide water and sewerage in the rent. Please note that as this is a septic tank/digester system, care is needed and no flushing of wipes, cotton buds is permitted.
Bills not covered are council tax (Band A), mains gas, electric, TV license. You will see that the property benefits from solar panels and these do supply some free electric during the day and especially when sunny. In a typical year this will generate about 3MW.
The property sits in its own enclosed garden with fields to one side and located next to the landlords property.
The property has been rented for the last 5 years to a couple and has been maintained to a high standard. Upstairs has a bathroom which includes a bath with shower and toilet. There are two bedrooms which have space for a double bed. One of the bedrooms has a lower ceiling, I'm about 6 foot tall and any taller would likely cause problems.
Downstairs has a decent sized kitchen with electric cooker, washer/dryer and space for fridges (may be included, will check) and freezer. The living room steps down from the kitchen and has a solid wood floor and is a nice size. We recently removed the woodburner (shown on pictures) and this frees up additional space.
The back door into the property is the main entrance and this is via a small glasshouse/lean-to. In this area there is an additional toilet with basin. Also in this area is the combi-boiler run using mains gas
The whole property is double glazed and has UPVC doors.
We do allow cats, but no other animals. It is strictly non-smoking
In addition to the designated parking space we do allow reasonable parking for guests and also by agreement access to the landlords gardens/fields. Space for your own vegetable garden is available.
Needham is walking distance (about 1 mile) from Harleston and an easy drive from Diss for the trainline to London. Within Needham there are a number of very nice rural walks.
The property, whilst rural, is fortunate to have mains gas and hyperfast broadband. Making this an ideal property for someone wanting the rural experience but with mod-cons.
We rent on a 6 month short-term assured tenancy, but prefer longer term tenants.
