We provide a free application questionnaire and along with your Clear Score Credit Score, we can give a very quick assessment as to how successful your application will be before even doing credit and ref checks – I do not take up-front application fees, but this relies on honesty in the questionnaire, but saves prospective tenants time and expensive applications.
Applications are considered, fairly,equally and on a case by case basis, but prospective tenants should ideally have income totaling 3x the monthly rent (roughly greater than £1200.00 income pcm from all sources, including benefits). This can be relaxed with good credit history or with a guarantor and/or additional rent in advance.
Poor credit history is not an exclusion, as long as it is declared. Up front rent and/or a guarantor may be required. Honesty and a good relationship between tenant and landlord are more important than an excellent credit score.
Small pets are welcomed as long as they are fully house-trained (there is no garden with this property) with suitable pet clauses in the tenancy agreement.
