This is a new build and as such has had to conform to high standards of thermal efficiency.  A new boiler, triple glazing and huge amounts of insulation make for low bills.  The large lounge/kitchen/dining room does not compromise on space.  It is a great area with a generous breakfast bar, plenty of prep space in the kitchen, a fridge freezer, a gas hob, an electric oven and a washing machine.  There are TV and HDMI connections.  One of the sockets has a USB outlet. Both smoke and carbon monoxide alarms are fitted.  There is a double door which opens to a Juliette balcony overlooking the garden.  The vaulted ceiling with Velux windows gives a lovely spacious feel to the flat.

Thebathroom is tiled and has a P bath with a shower. A heated towel rail providesthe heating, as well as warm towels.

The bedroom is a good size and has two windows which open to the front of the property.  One of the sockets beside the bed has a USB outlet to charge your phone.

The flat has laminate flooring throughout – the only exception being the stairway,which is carpeted.

Gas central heating is fitted throughout.

There is a dedicated off road parking space in front of the property.  As the road outside runs into a cul de sac to one side, traffic is light.

There is a garden space for the flat (at the end of the garden). This is gated and fenced in for privacy. There is a garden store and a small slabbed area. Ideal for a BBQ and not overlooked. It is expected that this will be maintained and kept in good order.

The 42 bus goes a few doors down from the flat.  This takes about 20 minutes to get to Guildford. In the other direction it goes to Busbridge, Dunsfold and the end of the line is Cranleigh.

Farncombe train station is just over half a mile away, this is about a 12 minute walk.

The Coop is about a 4 minute drive away being just the other side of the station.Both Sainsbury’s and Waitrose are about a 7 minute drive away. Farncombe has a fish and chip shop, Indian restaurants, a good Chinese takeaway and a kebab shop. It also has good cafes.

Farncombe Leisure Centre is about a ten minute walk away and offers a gymn, a 25m pool and tennis courts. There’s also the Broadwater School Sports Centre facility which is open outside school hours. Both of these border Broadwater Lake and are close to the Guildford Rugby Club and Godalming Football Club.

Sadly,Google street view is older than the build date and so shows the building plot not the building, have a look at the photos for a proper idea!
