People like "Vova" should not waste their own time and mine by mailing redundant questions like "Hi, is this still available?" when my advert is only a few hours old and without telling me their phone numbers - I'll remove this advert as soon as the room is NOT available !

The flat is right in the heart of Glasgow's city centre and buses 2, 3, 4, 4A, 17, 18 and 77 (to the Airport and the Braehead Shopping Centre) stop just metres away from the front door in St Vincent Street and Bath Street.

You will share this large and warm, top floor flat with a 28-year old, graduate Structural Engineer for a renewable energy consultancy who is often away abroad for long periods and have exclusive use of one furnished bedroom with a double bed.
The double bedroom that is available immediately measures about 14ft x 11ft with 11ft high ceiling and has fitted carpet; a desk and chair; one large shelving unit; one large, mirrored, fitted wardrobe.
It's not en-suite but the small bathroom (with gold-plated heated towel rail, plenty of mirrored storage, bath, shower over bath, WC and wash hand basin) is just opposite.

I've set the weekly rent very low at £75 per week so I can be rather choosy.
I don't really want anyone who is insolvent or won't be staying much less than 36 weeks and the maximum stay would probably be about 12 years (ie the actuarially probable date of the landlord's death).

Weekly rent of £75 per week is payable by bankers standing order weekly in advance.

This flat has polished, maple wood flooring in the bathroom, reception hallway and kitchen. Double glazed 'tilt & turn' windows throughout and water and central heating (GCH) from a gas fired combination boiler. There is no lift so you can probably cancel your gym subscription!

The large (16ft x 13ft), dining kitchen has a fridge/freezer, a 15kg load Dyson contra-rotating drum washing machine large enough to wash a duvet, cooker with ceramic hob, all utensils and plenty of storage, etc. There is a traditional, pulley-lifted, drying frame hanging from the 12-ft high ceiling.

The very large (19ft x 14ft) lounge has fitted carpet and a 49 inch, Samsung smart 4K Ultra HD TV with HDR and 3 leather sofas and desk.

The reception hallway (12ft x 15ft) has a bed-settee and two coffee tables and provides access to the kitchen, lounge, bedrooms, bathroom and a coat/shoes/tool cupboard.

There is one (unreserved) vehicle parking space available on sloping ground to the rear of the crumbling tenement.

However, if you can't
a) afford the £750 cash performance bond up-front before you sign missives
or
b) understand (and then comply in full) with simple instructions in English
or
c) commit to a minimum rental period of 36 weeks (but longer would be preferred) and to pay HALF the council tax of £1630.32 per year (if you are not entitled to student exemption) and half the other outgoings
then
STOP reading now and start looking at other adverts for more expensive flats that don't offer such good value.

It is essential that you can understand and write English adequately and are able to communicate promptly and efficiently by email.
If you have a vehicle, are a competent handyman or excel at DiY, those are all qualities that would boost you up the shortlist too!
