STRICTLY NO AGENTS PLEASE

I have never been so happy in a home asI have been in this one over the last 15 years. Chatsworth Gardens has a wonderful community spirit and is one of Eastbourne's best kept secrets. You will never tire of looking out over the English channel and South Downs... What a view! On a clear calm night with a full moon, you will witness the awe-inspiring view of a cone of light emanating from the moon, bouncing off the sea and fanning out into the living room. Later, as the moon moves around you will enjoy a beautiful star lit sky unaffected by the town's light pollution.During the day you can gaze out and watch the tide ebb and flow as it reveals the 'great Eastbourne barrier reef', well that's what I call it anyway!

This stunning flat is on the 3rd floor without a lift. I'm in my 60's and the stairs have never been a problem for me and they keep me fit. The flat itself is fantastic. Firstly it's big, secondly it's light and thirdly it’s beautiful. I have had lots and lots of storage built in so you certainly won't have a problem putting your things away. Unfortunately at this stage I can't show you photos of the inside as I am having the apartment completely redecorated so will take photos once completed mid January.

The master bedroom is very big and has plenty of built-in wardrobes and a large bed with side table. I had a corner desk and office space here but this has now been removed.

The second bedroom is a comfortable double with a built in wardrobe and stand-alone chest of drawers.

The separate toilet is of a comfortable size and a pleasant place to spend several hours reading :-)

The bathroom is wonderful. It has a large corner bath suitable for two with room for moody candle lighting and a couple of glasses of bubbles. There is also a fantastic double shower so if, like me, you prefer a shower for day to day purposes but a bath on the odd occasion, then you will find this a marvelous room for ablutions!

The apartment has a 'galley kitchen' which is fine for 1 cook but may lead to fisticuffs if you have two chefs but it’s got everything that you need including a dishwasher, washing/drying machine and good size fridge freezer.

Finally...and this is a boy's thing... the flat enjoys a mains pressured hot water cylinder to provide loads of hot water at high pressure which means great showers in the morning. The central heating system is wired up to a Nest controller that monitors when you are out of the apartment to save heating, and can be switched on and off via your phone app! What a nonsense, but still fun!

You have full use of the wonderful lawn garden so in the summer this is a great place to have dinner alfresco or to invite a few friends for a BBQ and drinks in beautiful surroundings.

A short walk towards the West is the Mead's village shops and the foot of the South Downs where you can walk to your hearts' content. 15 minutes to the East is the town's centre and the pier, whilst just 2 minutes directly South is the promenade and beach. Quite honestly you simply can't get a better position.

OK so now that I have told you all about my lovely flat it’s time for me to tell you what I’m looking for in a tenant. I am looking for a maximum of two people (no children or pets) and they must be mindful and respectful of the other surrounding owners’ right to enjoy their respective properties without noise or disruption, and they must be strictly NON smokers.

I am also looking for tenants who are ‘house proud‘ and will look after my property and treat it with respect. If it helps then I can thoroughly recommend the cleaner that we have been using. Finally I am looking for a tenant who can prove a minimum of 2 years full time employment with the same company and can provide written evidence of such.

The reason that my flat is coming onto the market is simply because I have moved into my partner's property just around the corner.

Once the decorating has finished in January I will have it professionally cleaned before offering viewings. I anticipate new tenants moving in at the start of February.

If you like what you see and read and are confident that you fit the bill then why not text me and let me know what you feel makes you a particularly good tenant, when you would be looking to move in, who you would be looking to share with and anything else that you feel would give you an 'edge'.

I look forward to hearing from you...
