A 3 bed Victorian terraced house within easy walking distance of the market town of Chipping Norton.

The property overlooks an Area of Outstanding Natural Beauty towards Churchill and Kingham to the right and Chipping Norton with Bliss Mill at the bottom and some of Chippy to the left. It is fully GCH (newish boiler) and a recent new roof (south side) with enlarged floor space upstairs. It has a long south-facing garden, bags of character (original wooden floors throughout and fireplaces) and quirks, good storage and a huge master en-suite with far reaching views across the Cotswolds.

Hallway with door to:

Dining Room (12'6 x 12') - phone point and views out to rear garden.
Under stairs cupboard - comes off dining room with tall freezer. There is space for hoover and other cleaning things.

Kitchen (12'8 x 7'3) - 2 steps down from Dining Room into galley kitchen with gas hob, electric oven, dishwasher, fridge and washing machine. Backdoor leads to:

Garden & Patio - large patio before two further steps down to 90ft rear garden with 2 vegetable patches and a fruit cage. There is a coal shed with limited storage for bikes at the bottom.

Reception Room (13'7 x 11'5) - almost fully open to Dining Room with a working open fire place, bay window and satellite point.

Upstairs:
Bedroom 2 (approx 12'5 x 9'6)- double bedroom with fireplace (unusable), a desk and book shelves. Views out over rear.

Landing with airing cupboard which houses boiler with storage for linen.

Bedroom 3 (approx 11'3 x 8'11)- double bedroom with fireplace (unusable), shelves in alcove and views across fields to front.

Bathroom - large roll-top bath with excellent shower, basin and loo. Wood paneled and towel rail over radiator.

Second Floor:
Open stairs leading up to - large master bedroom with en suite (@18' x 13'). Far reaching views to the south, recently renovated room with ample wardrobe storage behind 'sliding blinds' (with movable drawers on trolleys and hanging space).
There is a king size bed which will need to stay with the property as it is too big to get out of the bedroom!
Eaves storage in South side and access to loft for personal storage.
En Suite shower, loo and basin with cupboard, skylight window overlooking fields to front of property.

Other:
Blinds, curtains and all other fittings including lampshades are included with the rental. Garden furniture can be up for discussion, plus other bits and pieces.

The area:

Chipping Norton boasts nearly ten pubs and wine bars, a couple of hotels, a wine shop, gallery, dozens of thriving local shops and businesses including printing, bicycles, homeopathic & herbal (Oats), Beales department store, and the hardware shop, Gill. Food shopping includes a large Co-operative, a new Aldi and a small Sainsburys. These places are open daily and there is a weekly Wednesday market as well as a Farmer's Market on the third Saturday of the month. The town is friendly, there are private nurseries, two primary schools and a High School, next to which a large leisure centre houses a fantastic swimming pool with a raised floor. There are cricket, football and rugby clubs, a playground, annual town festival, literary festival (Chip Lit) and it is close to both Cornbury and Wilderness music festivals.
Connections:
Chipping Norton sits on the edge of the Cotswolds (ANOB) with access to famous towns and villages, such as Bibury, The Slaughters, Bourton-on-the-water and Cirencester. With The Malverns, Wales and the M5 to the west, Oxford and the M40 to London to the south, and Banbury on the M40 for Birmingham and further North all within relatively easy reach, Chippy is a well-serviced town. The train stations at both Kingham and Banbury run hourly, efficient, services to London (Paddington and Marylebone respectively). There is also a connecting bus service to Kingham railway station.

Fantastic neighbours - whether you need parcels to be signed-for, advice on the veg patch or a lift into town, they'll help you on both sides and further afield.
