Room in a Shared House, Harriet Street, CF24

*Spacious double bedroom available in 2 bed house with washing machine, bath and shower, front and back garden, separate living area and on street parking permit available*I am looking for someone to move into a room that due to personal reasons I can no longer take in a house with my best friend Trish, this will be through a lettings agency.  I am not a private landlord for this property, I am a tenant who unfortunately due to personal circumstances will no longer be moving in, I am looking for someone to take over my 1 year rental contract that starts on July 1st.Trish is a pleasure to live with, a tidy and sociable housemate who everyone loves because whilst being tidy herself isn't a nag about cleaning. 
There is a small front and back garden to the house and the living room is exceedingly big (most houses on this street have been converted to 3 or 4 beds but this one has remained a 2 bedroom property!) and the bedroom itself is a spacious double room.
Bills are not included and if you are a professional and not a student then you will be solely liable for the council tax (it is 75% of the rate due to you being the only one paying it- around £90pm). Other than council tax, all bills will be shared by half with Trish.
Trish is also moving into the house on the 1st of July so the clutter in these pictures is from the previous tenants not her :).
The following we be required within the next week to move into the property on July 1st: Reference from your employer (if professional)-First month's rent (£380) - Deposit (£380)- A UK based guarantor
