Lovely homely double room in Kemptown £700 bills inc

We have a lovely double room to rent in our house in east Kemptown, a few minutes from the beach and the downs.

It’s a warm and cosy space with a double bed, built-in wardrobe, decorative fireplace, bedside table, a desk and space for a small chest of drawers if you’d like one. The room has a nice big window facing the back of the property.

The house

Overall the house is very roomy,with a spacious living room at the front and a very large open plan kitchen and dining room at the back (including a ten-seater dining table, for when we’re allowed dinner parties again, one day!) Plus a good-sized courtyard garden complete with rose bushes, veg patch and soon to be an apple tree and a cherry tree. The house has one bathroom with bath and shower, plus one downstairs WC. We also have a large cellar with space for storing bikes, bags or boxes should you need it. You’re also welcome to use the house crosstrainer, and we also have a weight bench (though we’re yet to purchase the weights!) and turbo trainer, if you have a bike that fits it.

Location

We’re on a very quiet residential street that looks onto the sea. The house is two minutes’ walk from Lidl, two minutes from the seafront, five minutes from the marina (including big Asda),five minutes from a little Coop, five minutes from the downs, 10 minutes’ walk from the centre of Kemptown, the hospital etc.

Us

We (James and Martha) recently bought the place as our first home, after moving to Brighton from London. Jamesis keen on cycling, swimming and recreating amazing brunches he’s sampled elsewhere. Martha likes yoga, walking, reading and occasional experimental baking. We both love hanging out on the beach and attempting to grow veg in the back garden (too successful this year – if you want a courgette plant, we are overrun with them!)

You

We are looking for a sociable housemate who’d like to be part of a nice friendly home, and who would like to join in with the odd movie night or dinner. And hopefully someone not allergic to cats as our neighbour’s very friendly tabby regularly comes over to hang out. The house is right by the downs and the sea, so ideal for anyone into running, hiking or sea swimming.

The room is for single occupancy,and non-smokers only. Let us know in your message a bit about yourself, what you do for a living and what you’re looking for.

Bills etc.

All bills included: gas,electricity, water, council tax, internet, plus a fortnightly cleaner for the common areas. There is residents permit parking on the street if you need it (Zone H, no waiting list). Rent is £700pcm on a monthly rolling basis, with a security deposit of £700. Shorter lets considered.
