hi all! my flat mate is looking to move out within the next couple of months (basically as soon as we have someone lined up) so her room will be available in our lovely two bedroom ground floor flat near brighton station and seven dials.

you’ll be living with myself - my names hannah (she/her) i’m 32 and i’m a self employed dog walker.

i’m looking for someone preferably at least late 20’s and queer/queer friendly & neurodivergent/neurodivergent friendly and would have to be clean, tidy and considerate.

rent is £825 each + bills, deposit is 5 weeks rent - £951.50

about the room/flat:

• *the flat doesn’t allow pets unfortunately*
• double bedroom - comes unfurnished (space for a king size bed but leaves a bit less space)
• the room is at the back of the flat and has a private entrance
• the boiler is in this bedroom but is fairly quiet and is enclosed in a cupboard
• big living room with joined kitchen
• bathroom has a bath with overheard shower
• garden area is small and mostly decking so low maintenance
• fair sized communal storage cupboard
• the flat comes with off road parking (a garage which i park in and a space next to it)
• the road we live on is mostly very quiet and is less than a 5 minute walk to seven dials and 2 or 3 minute walk to brighton station with plenty of bus routes

bills:

roughly £160-£170 each per month

this includes council tax, wifi, water and energy

accessibility:

it’s a ground floor flat with several steps going up to the main door so not wheelchair accessible unfortunately.

there’s a step in the hallway going up to the bedroom and the bathroom.
