Built in 2004, this is a modern and well-maintained flat in the picturesque village of Bridge of Allan, near Stirling.

 

The flat has a spacious hallway with a large built-in cupboard for storage of coats and shoes, and an intercom unit for controlling the secure entry door for the property. The hallway leads to all the other rooms.

 

First, a large comfortable living room which comes complete with a large sofa, two shelving units, TV bench, desk and chair, and a large rug to keep the feet cosy in the winter. It also benefits from a very spacious built-in cupboard for storage.

 

The main bedroom is spacious and contains a brand new double bed with mattress, as well as two small bedside tables. It also contains a large, built-in, mirrored wardrobe. The final room is the kitchen which is very spacious and comes complete with a large fridge-freezer, gas hob with electric oven, washing machine, and a large number of built in cupboards providing ample storage.

 

With modern double-glazed windows, cavity insulation, loft insulation and a fully functioning central heating system which is serviced annually, it is a cosy and energy efficient flat. In the summer, the flat is also easy to keep cool due to the size of the windows and the fact they can be opened wide when required, with its second floor position normally allowing it to catch a pleasant cooling breeze from the west. Although situated close to a main road and a railway line, the double-glazed windows mean that the flat is generally very quiet.

 

The flat is only a 15 minute walk / 10 minute cycle / 5 minute drive from Bridge of Allan main street which has a variety of shops, small supermarkets, coffee shops, and restaurants. It is only a 20 minute walk / 15 minute cycle / 7 minute drive from the University of Stirling’s main entrance and is a 25 minute walk / 15 minute cycle / 7 minute drive from Stirling city centre. Bus stops offering services to Bridge of Allan main street, the university, and to Stirling city centre are less than a one minute walk from the flat. Both Bridge of Allan and Stirling have train stations offering services to Glasgow, Edinburgh and Dundee. In addition, a drive of less than 10 minutes from the flat takes you to the M9 motorway heading toward Edinburgh and Glasgow, or the A9 heading north towards Perth and Dundee. For those with children, it is a 5 to 10 minute walk from two different primary schools and a 15 minute walk from Wallace High School.

 

As mentioned, the property has a secure entry system, in addition, it benefits from being under a factor, and so the communal stairwells, hallways and gardens are cleaned/tidied regularly and very well-maintained. The property also benefits from having its own private car park for the use of all residents and a dedicated area for the disposal of household waste/recyclables.

Rent is £600 per calendar month to be paid on the first day of each rental month. A deposit of £800 and the first month’s rent to be paid prior to keys being handed over. Those wishing to rent the flat have to be able to provide proof of income as well as verifiable character references either from a previous landlord or from an employer. Sub-letting will be strictly prohibited. The owners are professionals working in the education sector who have only recently moved out of the flat, and are looking for tenants who take pride in their living environment and so are likely to take as good care of the property as the owners did (a quick landlord inspection of the property will be made once per month during any tenancy).
