Laurels Farm Cottage sits on the top of the Waveney Valley, on the Norfolk - Suffolk border between the market towns of Beccles and Bungay. With around an acre of its own beautifully landscaped garden, you'll have plenty of space.
The house is light and spacious yet still feels like a cosy country cottage. The kitchen has a table seating 4-6 around it, with a large range cooker, fridge freezer, washing machine and pantry. There's an adjoining dining room with a wood-burning stove, and a separate living room with a further woodburner and smart TV. There's an entrance hall for muddy boots and coats. The house is available fully furnished and equipped, but rearrangements to the layout are of course possible. The house has its own oil-fired central heating which is annually serviced.
Upstairs there are three bedrooms, two with kingsize beds and one children's room which sleeps three (toddler bed and two singles). One of these rooms could easily be used as a home office instead, and we have fibre-to-the-premises internet. There is one bath and shower room with lovely views over the garden. Being an old cottage, the stairs are a quite steep with narrow treads, and are not suitable for those with mobility issues. Stairgates are fitted top and bottom for little ones.
We live in the farmhouse next door (a family of four with kids aged 9 and 12), which is technically adjoined but the orientation is such that you would hardly notice, the houses are very separate, with seperate access, and neither house overlooks the other. There is parking for two cars.
OUR LOCATION
The cottage is in a secluded, rural location up a farm track, so it's very peaceful. At night you may even be treated to a serenade by tawny and little owls, and when the skies are clear, you'll enjoy some great stars. This is a farm cottage in the genuine sense, and sits adjacent to a working farmyard with fairly regular farm traffic. There are also horses, sheep and free-roaming chickens nearby. Small children would require supervision whilst in the garden as there are two large un-fenced ponds. However, the garden perimeter itself is self-contained and fenced.
There are wonderful walks from the door of Laurels Farm Cottage, and we're just a mile from the beautiful River Waveney, and a stone's throw from the Broads National Park. Plenty of beautiful spots to explore either on foot or by water (canoe, paddleboard and boat hire available very locally).
A short drive away you also have Southwold, Walberswick and Dunwich. Norwich is just 30 mins away, offering a fine cultural and music scene, as well as some excellent restaurants. And a little over an hour's drive away is the dramatic north Norfolk coast.
The cottage is walkable to one of the best pubs in the area - the famous Locks Inn Community Pub, and a few fields away is a wonderful farm shop. Within a few moment's drive there are some great cafes, pubs and independent shops in the buzzing market town of Bungay - which packs quite a punch with lots of character and a strong foodie and creative scene.
Beccles is the nearest train station - just under 3 miles away, with branch lines to Ipswich and the coast. Diss train station is a 35 minute drive, offering regular direct services into London Liverpool Street in 1.5hrs.
We are dog-friendly and would consider pets.
We are offering the cottage as a month-by-month rental inclusive of water, internet and rates, but exclusive of heating oil and electricity.
