*ANY damages beyond fair wear and tear must be rectified and repaired by the tenant to a professional standard prior to leaving.

-Failure to do so will result in the cost of necessary repairs being deducted from the deposit.

-If repairs are not undertaken by the tenant, the landlord will retain the required amount from the deposit to cover these costs.
