The property is located above Blackwell’s Bookshop. The High Street is in the centre of Old Aberdeen

There is a bus stop on St Machar Drive which has a public bus service to Foresterhill. During the University term time, a free shuttle bus service is provided from Old Aberdeen to Foresterhill. The service is provided during the week, in working hours, on weekdays, and tenants can use this service (service is subject to change).

The property is a studio style flat located on the second (upper) floor of the building. Access to the building is via a lane at the side of Blackwell’s Bookshop and a door with an intercom. There is a communal staircase and landings.. The internal communal area is cleaned and maintained by the landlord. The communal lighting is also paid by the landlord.

There is no garden or external area provided with the property.

The property has a double room with a bed settee, an armchair and bedroom furniture, a kitchen with dining table and chairs and there is a shower-room. There is no separate living room.

The property is heated by gas central heating with radiators throughout the property and has double glazed windows units. There is no window in the shower room. There is an extractor fan fitted in the shower room and in the kitchen.

There is on street car parking on the High Street for residents only and to park in this area you are required to obtain a parking permit from the local council. There is also staff car parking available locally on the University of Aberdeen campus and as a resident you would be entitled to park in these areas. A monthly charge of £6.67 would be due to be paid to the landlord monthly along with the rent payment.  A parking space is not guaranteed.

Rent: £395.00 per calendar month, rent only and excluding council tax and utility costs. Rent is payable monthly in advance to the University. The rent payment does not include the council tax, utility bills, internet and all other costs are payable directly by the tenant to the service provider. 

Council tax is band A - £,1216.94 (council tax, sewerage and water)from 1 April 2020 for 2020/2021. A 25%discount may be granted by the local authority if you occupy this property on your own and apply directly to the local authority.

A deposit of up to 2 x the monthly rent would be payable upon commitment to the property. Final deposit payment to be agreed.

A guarantor may be required to countersign the tenancy agreement and other identified references/credit checks may be required, prior to the granting of a tenancy agreement, depending on the personal and financial circumstances of the successful tenant.
