The property faces onto King Street which offers public bus services to both to the Bridge of Don and to the City Centre. 

The University of Aberdeen is located close by. 

The property is on the ground floor within a detached building. There is one other property above this property. The property has its own front door and rear door. The rear door leads out from the kitchen.

There is a small easily maintained front garden and a shared garden with drying facilities at the rear. The rear garden is accessed by a lockable gate at the side of the building.

There is an entrance vestibule and then a central hall accessed from the front door. There is a living room off the hall with a large bay window facing the front of the property. The kitchen is also off the hall and there is a dining area which leads to the kitchen at the rear.   There is a double bedroom with wardrobe and a shower room facing the rear. There is also an additional box room/office (with no window) off the main hall.

There are neutral coloured carpets in the living room, the bedroom and the box room/office. There is laminate style flooring in the hallway, vinyl flooring in the kitchen and utility room and floor tiles in the bathroom.

There is no parking offered with the property but there is staff car parking within Old Aberdeen and there is a car park almost adjacent to the block of flats. There is a charge of £6.67 per calendar month for a parking permit which is paid along with the monthly rent.   A parking space is not guaranteed.

There is a free shuttle bus provided from The Sir Duncan Rice Library to the Foresterhill campus. This service currently runs during the day during the week only (subject to change).

There is a telephone line provided into the house which would be disconnected upon entry. The tenant is responsible for the connection of the line, telephone rental and any calls or broadband on the line. The University is responsible for any line repairs.

Rent: £460 per calendar month, rent only and excluding council tax and utility costs. Rent is payable monthly in advance. The rent payment does not include the council tax, utility bills, internet and related costs which are payable directly to the service provider by the tenant.

A deposit of up to 2 x the monthly rent would be payable upon commitment to the property. Final deposit payment to be agreed.

Council tax is C band - £1,622.59 (council tax, sewerage and water) from 1 April 2021 for 2021/2022.

A 25% discount may be granted by the local authority if you occupy this property on your own as a single person and make an application directly to the local authority.

A guarantor may be required to countersign the tenancy agreement and other identified references/credit checks may be required, prior to the granting of a tenancy agreement, depending on the personal and financial circumstances of the successful tenant.

Availability: Almost immediately.  It should be noted that the property is likely to be available from an agreed date close to the availability date. Final entry date to be agreed with the Landlord.
