I am delighted to offer this detached 2 bedroom cottage set in peaceful and secluded grounds beside the beautiful village of Long Melford in south west Suffolk.


The property benefits from off street parking, gas central heating (in the bathroom and secondary bedroom) and a sheltered arboretum with riverside views.


The property is offered to rent for six months. The rent is payable six months in advance. During the term of the tenancy renovation works would be carried on but not necessarily at a fast pace or (Email Removed After Let) tenant would need to be happy with this. An extension to the contract is not ruled out. On the contrary the probability that I would wish to extend by a further six months if the tenant did is about 85%. An extension would be at a higher price (but this increase would not affect the term of the tenancy but only come into effect after it if an extension to the term was agreed) depending on additional works that had been completed by month 3 or 4 of the tenancy. The higher price would not exceed £1000 per month (if all improvements were done) but would probably be at about £650 per month (assuming the kitchen was completed during the term of the tenancy).


Loosely speaking the current situation is that the bathroom is operational and the kitchen is not. The secondary bedroom is and the master bedroom is not. The reception is as much it is ever going to be (until it is knocked down) but would definitely benefit from (Email Removed After Let) total I wish to take an additional thirty seven steps to improve the property. I would be promising to take only three of those before the tenancy began or finished.
