Looking for a young professional male to move into a room in 39 North Road, St. Andrews, Bristol.

Great location, 2 minute walk from Gloucester Road and The Arches. Very large room with additional storage cupboard in a lovely house with great living space, kitchen and garden areas. Spare room complete with wardrobe and sofa bed for family and friend visits. House comes unfurnished but I am moving to a much smaller room in London so will have some bits of furniture that I am happy to leave behind at a very reasonable price if you wish.

The rent for the property is £1200pcm shared between 3, so £400pcm with an additional £90pcm each on top, which covers all bills: water, gas, electricity, council tax and internet. Contract runs annually from 7th June, I am leaving early and am looking to get someone to move in on the 7th September.

First months rent and deposit need to be paid prior to move. Deposit is £553.67, rent £400 and bills £90, so total down payment of £1043.67 prior to move in.

EPC (Energy Performance Certificate) ratings are E54 for efficiency rating and D57 for CO₂ rating.

The landlady is very easy going, always pleasant to deal with and has always sorted any problems very efficiently without any fuss and I have felt totally at home over the past 2 years of living here. Jen and Stef, the other two tennants are also great to live with and I’ll have some really nice memories to look back on when I move.
