Looking for two new flatmates to occupy two double rooms in a stunning, new development located at 180 High Street, Stratford.

THE PROPERTY:
The flat is situated in a high spec new building. There are three bedrooms, two bathrooms (one is an en-suite to the master bedroom), a large kitchen and a large living room with dining area. The flat is fully furnished to a high standard.

The flat benefits from various communal facilities, including: garden; shared common area/workspace; dry cleaning service; on-site cold food storage area for grocery deliveries; private/gated bicycle and car parking. A gym is also being installed on-site and will be available for residents at a discounted (Email Removed After Let) flat benefits from a 24 hour concierge service.

The flat is located a 5-7 minute walk from Stratford underground and national rail (Email Removed After Let) city (Liverpool Street) is a 9 minute tube journey and the west end (Oxford Circus) is a 19 minute tube journey!

THE ROOMS:
Both rooms available are good sized double rooms. One has an en-suite (and is the larger of the two).

WHO I'M LOOKING FOR:
I am sociable and outgoing and would ideally like to live with people who are like-minded! I work long hours (I'm a lawyer) and so its important that when I do spend time at the flat I can relax with flat mates who are also friends.

Please note that the following are flatmate preferences and those who do not meet these criteria will not be considered: non-smoking; aged 26-32; professional (ideally working in the city); English speaking; tidy; respectful; no pets.

DATES AND PRICES:
Move in date: 29 August 2015.

The lease is for a period of 12 months with a 6 month break clause.

For the first month, prices for the rooms are:
Double with en-suite: £650
Normal double: £535

For the next 11 months, prices for the rooms are:
Double with en-sutie: £755 per month
Normal double: £625 per month

These prices are exclusive of bills.

The flat currently has high speed internet which costs £7 each month per person. Council tax is around £40 each per month, per person and bills are around £50 per quarter, per person for water and electric (combined).

Prior to move in, you will be required to pay: a £800 security deposit; a month's rent and a referencing/admin fee of approx. £120.
