Room in a Shared House, Bruce Road, CR4

We're looking for a 3rd tenant in our little house in Tooting/Mitcham.
We've been living in the house for a year now and come August we will be a man down.
It's a great little house, 3 bedrooms (yours would be on the ground floor - pictured - note you would need a bed!), open living/dining area that leads to the kitchen and opens to the garden which is awesome if the sun ever decides to shine!
We are only minutes walk to Tooting Rail and shops (pub at end of the street!) and either a bus ride (literally 3/4 stops) or a 10 minute walk to Tooting Broadway.
We love the place and the landlord is great so we would like to renew the lease but would need another tenant.
We're both really easy going, some might call us crazy and they wouldn't be half wrong!
Love a good night out and not afraid of a good Sunday session in the garden.
We work Monday - Friday so can be a bit tame during the week though there may be the cheeky "school night" outing here and there involving a chicken shop run on the way in after midnight!
Come weekend anything goes really.

So now for the serious $h! t....

As we would all be signing a new lease there are obviously fees involved and reference checks required.
Rent is currently £510 each per month however, I've just bee advised there will be a slight increase in this.
Bills are extra and can vary depending on usage. (below is really just a guestimate)
Water: approx £14 each per month
Internet: approx £11 each per month
Gas: approx £10-20 each per month
Electricity: approx £10-20 each per month
