Description

Note: This OpenRent Property Is No Longer Available For Rent. Description below is only for reference, and you can no longer book a viewing or contact this private landlord.
Sat at top of Highgate Hill , a short walk from Highgate High St , this double fronted Victorian property

Situated in the top of the Victorian building known as Bridge House which itself sits at the top of Highgate Hill. The house has seven privately owned flats and has been extensively and completely refurbished from floor to ceiling and was finished in January this year after 4 months. It is a few minutes form Highgate Village and the High Street in a quiet residential road overlooking the whole of the London skyline. This fully furnished flat is available from the end of April at the earliest or from May at the latest and subject to prospective new tenant’s wishes.

By arrangement it has space to store a cycle and benefits from a digital yalelock system needing a four digit code and no key.

The property has been re plumbed and re wired and re plastered as well as having a brand new custom kitchen with all new appliances, and basic kitchen utensils and accessories.

A new bathroom with walk in shower and shower pump were installed and new oak flooring fitted throughout with sound proofing underlay. The bedrooms both have brand new beds with understorage draws and new mattress &mattress topper with bedside chests and full height sliding door wardrobes that have drawers / hangers/hanging rails etc.to the master / larger room

New floor and ceiling joists and ceiling boards were installed and the whole property was completely sealed to prevent any problems with urban pests whilst I should add there is no record of any problems over the last ten years. The sound isolation to the property below was also tripled for sound and heat.

The kitchen has a basic complement of glasses, dishes and bowls, pots and pans and a microwave and extraction system, and uPVC triple glazed windows, all of which have wooden plantation blinds fitted.

A new bag less Hoover , mop and wooden floor cleaning system is also present for new tenant as is a new eco washing machine/drier as well as a fridge and freezer and ceramic infra-red 4 place hob , stainless oven and microwave and 2 person dishwasher.

There is an aerial in place and this or the installation of a cable provider would be the choice and responsibility of the new tenant.Sky/Virgin/TalkTalk/EE will all provide services and we suggest checking at comparison sites using postcode for the most relevant package, although it is currently being supplied by BT Vision / Tel/Broadband which could be transferred subject to BT confirmation.

We would also ask that if the electricity supplier / and / or current broadband service were to be changed then we must have notification of this prior to tenancy at which point readings will be taken

Low energy and LED dimmable lighting has been installed. A storage cupboard resides in the hallway which also has a basic tool set and supply spare bulbs, folding clothes drier and ironing board, emergency torch and spare touch up paints.

Smoke detectors are also installed in line with current regulations.

There is also the parking outside the house and permit costs are as below. The flat is within walking distance of local shops, tube/bus routes to the West End/City and excellent bars, restaurants and leisure facilities. I can provide details of current utility suppliers such as electricity and telephone / broadband as below.

We will take full references and provide an itemised inventory of all items inthe property subject to agreement with new tenant about what may / may not stay/ or be required

We have noted this property to have a maximum of four tenants as it may be that a couple reside in the larger bedroom with one other in the smaller room , although this does have a double bed.

Highgate Village and Crouch End as well as Archway are all close by so perfect for short cycles or commute to the City or trips to Heath.
